Rate increase every year with no additional benefits for the money. You are unable to get on a "level pay" system with utilities because FirstKey requires that your electrical bill be paid through them so our power bills are all over the place depending on which season it is. Their maintenance people are great but the people who approve/disapprove repairs are useless most of the time. They refuse to fix cosmetic issues no matter how bad the issue is. Boards from the garage ceiling started falling down, had a full sheet fall on my head and FirstKey did nothing about it. Instead of repairing the ceiling they chose to just rip half of it down and now you can see straight into the attic. They painted over wallpaper when we got here 3 years ago and it's literally peeling off of the walls and they will not do anything about it because it's "cosmetic". $2200 a month is expensive for a place where the painted wallpaper is peeling off the walls. The windows in the house are all garbage. We had one fall off the house, literally. The entire outer frame detached itself from the house due to wood rot and the entire glass shattered. I have a decent size list of things that FirstKey just will not take care of because they are "cosmetic". There is wood rot all over the exterior of this house but again, it's "cosmetic" to FirstKey so they will not repair it. This place is worth $1K a month at best, not $2200. FirstKey is pretty much a modern day slumlord. After our lease term is done I will NEVER rent any FirstKey property again. The problem with FirstKey and many other management companies is that they buy up as many properties as they can in an area and they are able to set their own "market" price for the homes that they rent. This is why rent prices are so high for garbage rentals.

We just signed a new lease for another 12 months. We have currently lived in the house 2.5 years now. At first glance the house was decent or better than decent, we were so excited to move in, I guess we looked passed a lot of cosmetic things at first. After being in the house for a few days we noticed every door was painted in such a hurry they barely opened and closed, all of the windows were painted shut, the basement smelled like cat urine so bad that they had to come out to clean twice and it still didn't fix it, both bathroom vanities were almost moldy on the inside, the kitchen counters were splitting and looked bad, all of the walls were so poorly painted it looked like they didn't even wash them before painting over what was stuck on them and they also painted over wall paper because a short time later half of the walls are separating where the wallpaper is. Every window is drafty and all very old. The cheap linoleum flooring in the kitchen was pulling at the corners so we decided to replace at our expense and there were two more layers underneath and the cheap bottom cabinet to a kitchen was moved and they had painted around it. They basement half flooded multiple times when we moved in and they couldn't figure it out so we paid to seal the walls as best we could. Anything we asked them about after moving in was considered cosmetic. They did replace the water heater after asking multiple times, and also the ac was replaced when it went out. Their maintenance employees are great for what they are able to do, but I believe it is limited. I think they flip the houses as absolutely as cheap as they can when a tenant moves out, it shows. And they don't do updates at all unless broken. We have done a few things cosmetically to live more comfortable. The amount we pay for the house is quite a bit for the size of the house and the location and the amount has gone up a fair amount at every lease renewal. The quality of house for the money is not there at all.
