RENTAL CRITERIA
Applications are processed in the order received. The home is offered to the first applicant who meets all criteria below. These standards are applied identically to every applicant.
INCOME
Verified gross monthly household income of at least 3 times the tenant's portion of the rent. Acceptable proof: two most recent pay stubs plus two months of bank statements- or an offer letter- or two years of tax returns if self-employed.
CREDIT
Minimum score of 680. No unpaid collections or judgments from a prior landlord or utility. Applicants with a housing voucher or other government rent subsidy may submit alternative evidence of ability to pay rent in place of credit history, and that evidence will be considered instead of the credit report.
RENTAL HISTORY
Two years of verifiable rental history with contactable prior landlords. Positive references required. No unlawful detainer judgments in the past five years.
OCCUPANCY
Maximum of five occupants.
PETS
No pets. Assistance animals are accommodated in accordance with state and federal law and are not subject to pet restrictions or fees.
SMOKING
No smoking of any kind inside the home or anywhere on the property.
APPLICATION
All occupants 18 or older must apply and submit a government-issued photo ID. The screening fee is the actual cost of the credit, criminal and eviction reports, and does not exceed the California statutory maximum. Each applicant receives a copy of their credit report within seven days. Applicants holding a reusable screening report dated within the last 30 days may submit it, in which case no fee is charged.
Housing vouchers are accepted.
