I’m renting out a beautiful, nearly brand-new 3-bedroom, 3-bathroom home located at 9313 Marchand Ave in Garden Grove. It was built just a year ago, features a spacious 1,200 sq. ft. layout, and is located in a very quiet, safe, and family-friendly neighborhood. My last tenants were students who recently moved out after their one-year lease ended, and this time around, I am hoping to find a nice, stable family who wants to settle down here for the long term. The layout is a bit unique and works perfectly for a growing or multi-generational family: it has two complete master bedrooms (each with its own private bathroom), plus a third individual bedroom and a third full bathroom in the hallway. No one will have to fight over a bathroom in the morning. The house is an ADU with its own private entrance, a quiet private walkway, a small backyard, and a cozy kitchen with a modern electric stove and stainless steel sink. It comes fully equipped with a refrigerator, dishwasher, and your own in-unit washer and dryer. Parking is also very easy and convenient here—you will have dedicated driveway parking that fits 2 to 3 cars, plus there is plenty of open street parking right out front for guests. A few extra things I include to make life easier for my tenants: • Low utility costs: There is no gas on the property, and I cover the water and trash bills completely. The house also has solar panels installed, which will keep your electricity bill very low even when running the AC. • AC in every room: There are energy-efficient mini-split AC units in the living room and in every single bedroom so everyone can set their own comfortable temperature. • Quarterly cleaning: To help keep the home in pristine condition, I pay for a professional cleaning service to come in and do a deep clean once every three months at no cost to you. The Location: We are in a fantastic spot for daily life. You can easily walk to Gilbert Elementary School, which is wonderful if you have young kids. You can also walk to The Promenade on Chapman, Walmart, Stater Bros, Aldi, Regal Cinemas, and 24 Hour Fitness. We are about 10 minutes from Rodeo 39 Public Market and Koreatown, and only 15 minutes away from Disneyland. Access to both the 22 and 405 freeways is just a few minutes away. Lease Details: • Rent: $4,500/month • Deposit: $4,500 (First month's security deposit) • Utilities: Water and trash are free. Tenant only pays for electricity (subsidized by solar). • Available: June 15th, 2026 • Term: 1-year lease minimum (ideally looking for long-term residents).
