I've lived here for the 2025/2026 school year, and my experience has largely mirrored complaints I've seen from other residents. The apartment itself is decent, but management has made this a frustrating place to live. When we first moved in, the unit hadn't been properly cleaned. There were noticeable stains on the carpet and paint chipping on the walls, which isn't what you'd expect from a unit that's supposedly "move-in ready". Expect to get a unit that's been prepped with the landlord special. The laundry room was suddenly locked with no advance notice. We were then told we'd have to pay $20 per person per month just to regain access. Since we're on a RUBS system, this change also drove up our water bill, effectively charging us twice for the same inconvenience. Parking was an issue from day one, too. The community wasn't granted parking access for the first few days after moving in, so those with a parking spot had to pay out of pocket for street parking in the meantime. Security has also been a concern. Unhoused individuals have been seen lingering around the property, and on one occasion, someone attempted to follow a neighbor inside the building, and proceeded to scream the entire night to be let inside. Communication with management (Fulcrum) has been consistently difficult. Getting a response from anyone working here takes far longer than it should (as repeated in other reviews), and when we do hear back, the tone is dismissive or rude as if the tenants/prospective residents are inconveniencing the company. Overall, the unit itself is livable, but the way management handles cleanliness, communication, fees, security, and access to shared amenities has made the experience far more stressful than it needs to be. I wouldn't recommend this property to students looking for a place to live in this upcoming school year.

I lived here for one year. Overall it was not a good experience. There's a lot of noise in the building. Parking has also been a hassle: we pay $125/month for a spot, but had no garage access for our first three days and had to pay hourly street parking. There's a first-floor door meant to provide direct garage access, but it was locked for months and not fixed until about halfway through our lease. Until then, we had to exit the garage, walk through the alleyway, and go around to the main entrance. Laundry costs an extra $20/person/month for "unlimited" use, which was a random extra charge given to us two months ago. Utilities are RUBS-based, so this also raises everyone's water bill. Previously, we had to pay $1.75 for a wash and dry load, and that got increased to $2.75 with no warning. Access to the laundry room has been unreliable: a lock change left residents without updated keys, and the replacement key system later broke and stayed unfixed for days because it wasn't treated as an emergency. Management is hard to reach and slow to respond, usually taking multiple emails or calls. The rental company is often rude and unhelpful. Work orders have been marked "completed" when no one actually came to fix the issue. The unit wasn't cleaned before move-in — stains on the floors and walls. Neighbors have had their own maintenance problems too, including broken freezers and weak water pressure. Security and upkeep are also lacking. Homeless people sometimes linger around the entrance, and one tried to follow a neighbor inside. Hallways and stairwells are often left with trash from other residents, and management never addresses the issue. Given the maintenance issues, added costs, and difficulty dealing with management, I would not recommend living here. You can find a better value elsewhere closer to campus.

I have lived here for one year, and the amenities have been fine for what I have paid in rent. It's nothing exceptional, but the balcony is nice. There is a lot of noise, and parking is fine. However, management is not great as they are not very responsive and do not communicate as well as they should with their residents. There have been a multitude of issues with accessing the laundry room. First, they changed the lock without giving proper notice to all residents who did not have the updated keys. Then, after they changed the keypad access to a physical key, it has just broke within two and a half months of it being installed. This issue is not included as an emergency under management policy, so we currently do not have access our clothes as they won't likely fix this until Monday. Overall, I have no complaints about the amenities (it was nothing exceptional), but management and maintenance has been a pain to deal with. While I wanted to ideally stay here for my last year of college, I will not be renewing my lease because of this issues.
