I really like the building and the people in it seem to be okay. I'm excited to have more building-wide social times. Some of the residents don't pick up after their dogs (I wish the building has not put the dog run next to the pool with pretty poor drainage). And some residents leave trash out or spill things without even attempting to clean up which is just disrespectful. The building seems to be 50/50 students and professionals, which is nice. It also seems like the floors/ceilings are thin? Or I just have a loud neighbor! But I NEVVVVER hear my next door neighbors, which is AMAZING! Overall 8.5/10. Would recommend to a friend but I would make sure they were aware that there's not a whole lot going on in the area. The area feels quite safe but there's just not as much to walk around to and do as I would like, but I didn't get to see the place in person before moving in and considering that, it's GREAT!

Been here three years so far. Great place location wise for downtown, VCU campus, and highway access. Great views on the southern side of the building. Apartments are relatively well soundproofed within the building, though outside noise can be a problem towards the weekends, especially in the summer with the local concert series. Positive note, you probably wont have to pay for tickets. Amenities are great, functional, and maintenance is on top of anything you let them know about. Parking is relatively secure under the building, though there is some additional parking out front. Your neighbors will most likely be upperclassmen and graduate students from VCU, though there are young professionals and small families within the building as well. Occasionally the college students may throw a party, but the apartment building seems to be just far enough away to discourage more. Otherwise a great place to live.

I really like living here because I have found it to be super walkable to just about everything I need and I feel safe in the area. The parking garage is secure feeling however many of the cars get dripped on when it rains and the drips leave a semi-permanent stain on the cars. The dog run was made super cheaply without proper drainage and it feels like most of the tenants don't clean up after their dogs so especially on the hotter days, it smells SO bad. Unfortunately the sunniest side of the pool is also closest to the dog run so you can either be in the sun and suffer the toxic smell, or go to the other side and be chilly in the shade. Even though I own a dog, I wouldn't be against them removing the dog run. Also the trees on the sidewalk seem like they are supposed to be taken care of by the building but they aren't, which is just kind of weird. Some of the residents try to be friendly! I love the appliances! The kitchen is much newer and nicer than comparable buildings. The huge ceilings and windows were a huge draw for me. Grace is super kind and reasonable to communicate with, and the maintenance crew is sweet too. The common spaces are super helpful and are often used — I appreciate seeing people in them having meetings and doing work! And I think this building is the quietest I've ever lived in... My neighbor blasts music sometimes where I can hear it in the hallway but I cannot hear it through the walls! I very rarely hear my neighbors, especially the ones on either side of me, which is pretty impressive. Especially since DF took over, I have been having a nice experience here. Also, beautiful view on the south side!
