I have had a great experience living at MAA Greenbrier Apts. No criminal activity outside, staff is always friendly and professional, apartment was in great condition when I rented it. I recommend it to all . I think it is a great place to reside. I have lived here 5 months with no complaint and will continue to stay here.

I have been here for about a year and the staff have always been prompt with maintenance and heads up with policies. Very transparent and forth coming staff. The location is nice and quiet allowing me to sleep easy during my chaotic schedule. As far as the home is concerned it was above expectation and I will definitely be back to rent in the future.

The location is nice, and close to a bunch of things in Fredericksburg. The nearby park is very nice to have nearby. The trees block all but the loudest of traffic noises. The on property 'gym' is a set of dumbbells (up to 50 lbs), a cable machine, and a few cardio options. Workable, but the room can get crowded if there's 3 or more people there. However, it is always a nightmare to get non-emergency things done. "Upgrades" that happened recently either illuminate your windows at night (despite city light ordinances), or happen at the worst times (they're only allowed M-F contractor work). Currently maintenance staff is understaffed, and it doesn't seem like MAA is trying to fill the positions after 3 people left for other opportunities. For contractor work, if they need to leave your door open for extended periods of time you will need to arrange someone you trust to be at your apartment if you don't want to leave your belonging unattended. Some of the buildings are very old, so the floors will creak, and are easily heard if you aren't the top floor. The choices of where light fixtures were installed reflect their age, with some bedrooms having the light switch control a wall plug, and no light fixture on the ceiling means you will need to buy a lamp. A few buildings also have a shared washer/dryer in basement or ground floor areas that are from a contracted company. Therefore the maintenance team cannot fix those machines if something breaks on them, and you either need to download an app or get a reloadable card.
