I recently lived at Hartman Hill in Red Bank, TN. After we moved out, the management attempted to withhold all of our security deposit for alleged damages that we believe were normal wear and tear. Despite requesting — multiple times — time-stamped photos, invoices, and a proper move-in/move-out inspection report, they haven’t provided any documentation and not answering to any of our emails anymore. I strongly encourage anyone considering renting here to: 1. Take detailed time-stamped photos of every room at move-in AND move-out. 2. Get an agreed inspection report, signed by both parties, at move-in and move-out. 3. Keep all communications in writing. 4. Know your rights around “normal wear and tear” vs. “tenant damage.” Based on my experience — be cautious before signing a lease, and don’t assume you’ll get your full deposit back.
