Nice Area- Needs Upgrades to meet Rent Increase

Originally moved out of state to this great location that was on the high price of my budget but affordable. It needed some maintenance upkeep but when addressed some were fixed immediately. The price was high for a 1 bedroom but it was in a quiet secluded neighborhood less than 10 mins away from my job. Now, the same 1 bedroom is even more overpriced with the rent increase, extremely noisey inconsiderate lawn service with no upgrades. The gym is never clean or the equipment is always broken. The same maintenance issues reported the first day I moved in became a recurring issues for me and my downstairs neighbor. Receiving a knock at your door at 9a in the morning when you work different shifts and just went to sleep 2 hours before is not pleasant for a "maintenance emergency." Downstairs neighbor's bedroom was supposedly flooding even though no water was coming from my bathroom. Supposedly, the water heater broke causing the issue and I was told that it could be fixed later. What happened to the "emergency"? Now, maintenance does communicate before there is a need to come to the apartment. But some of these issues could of been avoided if all of my original maintenance request were completed or at least addressed to avoid affecting myself and a neighbor. Definitely have been considering moving to one of their sister properties if the rent increase is annual.
