Tenants need a phone number to discuss the issues they're having. Also, need to reduce the noise and focus on parking safety and rules.

Parking lot needs to be cleaned more often. Location of garbage bins should be changed. Property staff should answer the calls and respond back for maintenance requests.

When I schedule a ticket for maintenance request, I only get 1 day's notice that I have to be available at the house or else they dont show up. They usually book during a working week day, which I might not be able to leave work. There is no process to verify that a maintenance person showed up and did the work. I have had tickets that were closed saying the work was complete, even the person never did the work.
