I normally don’t post reviews, but I feel a responsibility to warn future residents. I rented a townhouse here and signed a standard NAA lease. However, the management team failed to have me sign the required lease break addendum—the document that defines fees and concession payback. Months later, when I gave notice due to medical reasons, they sent me a backdated termination agreement and told me to sign it. I was told I had to: • stay for 60 days, • pay 60 days of termination fees, and • repay two months of concessions. Because of this, I paid rent at two residences at once, thinking I had no choice. When I later requested the signed addendum (because I knew I had never signed one), they suddenly sent a second backdated version, and this version no longer required concession payback. No explanation — just two different sets of financial terms depending on which document they sent me. When I tried to escalate the issue, I requested the regional property manager’s supervisor’s contact information. She refused to provide it and then stopped responding entirely. The experience felt disorganized at best and intentionally evasive at worst. I was left trying to navigate shifting financial obligations, backdated documents, and no transparency or accountability from management. If you decide to rent here: • Do not sign anything without checking dates. • Make sure every addendum is executed before move-in. • Get every financial discussion in writing. I loved the townhouse itself and the location, but the way management handled the lease paperwork — and their lack of transparency once the errors were discovered — was stressful and costly. I would not rent here again.

I have no complaints. This is a great community to live in whether you have roommates or a family. The community is consistently kept clean, neighbors are friendly, property managers are professional and easy to work with, they give kind gestures to the tenants, etc.

We are originally from Washington, DC and moved to Jacksonville, NC in 2021. We recently relocated to Raleigh, and had an extensive search for homes. When we came across Georgias Landing, I instantly felt this would be a great home for my family, and I was absolutely correct! ??

My family and pups love living at Georgias Landing. It is close to everything and everyone here is quite friendly. I have an end unit townhome and there is so much natural light. The paved trail system that runs through the development is the cheery on top of the cake. Excited to try out the pool in the summer. Eric at Hudson was amazing to work with, and made a stressful process easy. All in all, I’m happy here.

Just moving to Raleigh I decided to rent before purchasing. This community is excellent. Eric in the main office is excellent I travel for my job but anytime I have asked him for a favor he always responds very quickly . The Maintenance crew and Nick are excellent . The noise level is very quite . Great place to live
