Been here over 10 years. Best things are reasonable price (though some are struggling with it), nice pools, gate to direct levee access for running/biking, and the PJ's coffee and donut shop at the intersection. If your balcony faced the levee or the pools, youre very lucky for the view. Generally, its the same long term maintenance staff that you recognize around the property which I think is a big positive. Management have been very responsive in fixing even small things in apartments timely (though for some upgrades you would have to move to a renovated unit). They have upgraded my counters in last few years and other things. There are some residents who live here long term. The roof of this building and I think a few others were redone a few years ago, but everything is not fixed at once. They do keep the grounds up constantly including sweeping the hallways, guys with blowers in parking lot every Monday, and thats noticeable, but its more of an issue of trying to keep up with people making messes in hall or parking lot. Like all apartment complexes people cycle through that are problems, noisy, smoking, messy, etc. Most of those end up cycling out eventually. Sometimes parking lot can get noisy. From time to time people start hang out there or sit on their motorcycle for a realllyyy loonnnggg time, or sit outside of your unit with a really loud engine for long periods. The apartment balconies face the parking lots and the opposite buildings which is not a great view and part of the reason those things are noticeable. However, balconies can be a really desirable amenity almost like another room. Biggest negative is probably in a sudden heavy rain the street and parking lot will have minor flooding and street moderate. However that is not with every rainstorm. While it is not the most high end and there are sometimes some problems it does have a lot of positives.

Parking is an issue in the first building and also the gate tends to be broken making parking more difficult because people from other buildings park there
