Decent-ish

The apartment itself is great. Great appliances, but there’s some imperfections with the cabinets and outlets. Walls are super thin, so I can hear everything in the apartments on each side. Living by the park was really nice. The elevator was not working half the time that I was living here. The “security” gates work, but no point of them because people leave buckets there to leave the gate open. The neighborhood seems to be relatively safe, however, I wish there was a security gate for parking and that the entrance gates were actually working to ease security concerns. The tenants are nuisances. Blasting music at all times of the day without any regard to people working from home or those who work overnight and need to sleep during the day. They also leave trash everywhere and don’t abide to no smoking rules. Several complaints filed with management but doesn’t really do anything. Management is nice, but sometimes there’s a lack of communication from management, such as elevator is working/not working, when power is out, etc. Management is also not always here during office hours. There’s no maintenace tech for this apartment building and management seems to act as maintenance. Tickets will be open for a long time before issues are resolved. Overall, you get what you pay for with this apartment. It was a steal before the raise in rent prices.

Building is very cheaply built. Corina is amazing

Corina is an amazing property manager who truly cares about her residents and goes above and beyond to be incredibly helpful and professional. Working with her makes dealing with the building issues much easier. Elevator was broken for 6+ months in 2023 and all residents were forced to use stairs while most of hs signed a lease assuming that the elevator was functional. Building walls and floor are very hollow, allowing the possibility to hear entire conversations of my neighbor through the walls. Maintenance takes extensive time for anything to get done because Corina does not have proper resources to help the residents. She needs to have a organized maintenance person who is dedicated to hellijg the new building get settled in properly.

Not too Bad

Lafrieniere Living is a good, quiet place to live, although it does have some issues. For instance, the elevator has been out of service more than it has been in service. Also, it seems like it is very easy for the building to lose power. Other than these two (somewhat major) issues, this is a great apartment for the price.
