For application approval four criteria must be met: complete the application, tell the complete truth on the application, be without negative rental history, and have monthly income of thrice the rent. If verifiable income of thrice the rent is lacking it may be overcome by significant, verifiable savings or a qualified co-signer. Incomplete applications will be declined without processing, and the application fee will be forfeited by the applicant. Downstairs in an 8-unit apartment building is this 490 sq. ft. studio apartment. This apartment is leased for single occupancy only. It is well maintained, perfectly functional, and clean. Entry viewings can be scheduled for Sunday through Friday afternoon, but not on Saturdays. If you wish to enter the apartment to view it, a refundable $20 viewing appointment deposit is required. This payment can be made via Zelle, or by deposit into the property manager's business checking account at Neighbors Federal Credit Union. The necessity of this policy is regretted but necessary due to appointment breakers. This $20 payment can be applied to the application fee. Shorter lease terms are available at higher rent rates. Lease terms greater than 6 months are available.
