Living at Lakes of Carmel was the most financially detrimental rental experience of our lives. We urge prospective residents to be aware of move-out practices that we believe are designed to charge tenants for property upgrades under the guise of damage. 1. Pre-Existing Issues The apartment was delivered with pre-existing issues, including kitchen countertop stains and worn carpeting. The property was not in pristine condition upon our arrival. 2. Excessive & Disputed Charges Upon moving out, we were billed an inflated $2,500 for full kitchen cabinet replacement. Management cited minor stains which, based on the age of the cabinets, clearly fall under ordinary wear and tear. Management chose a full replacement upgrade instead of a reasonable repair, such as degreasing or repainting. 3. Unreasonable Policies Management claimed a lack of "regular cleaning" to justify the replacement. This is frivolous; the discoloration is a result of normal kitchen use over time. Furthermore, this community charges for post-move-out cleaning regardless of tenant effort. We did not perform an extensive deep clean knowing a fee would be assessed anyway, but this does not justify an egregious cabinet replacement charge. 4. Maintenance and Inspection Issues We were charged for hard water stains on sinks—a property maintenance issue related to the local water supply, not tenant damage. Additionally, management did not conduct a pre-move-out inspection with us, preventing us from addressing any claimed issues before surrendering possession. 5. Legal Action Attempts to settle were met with silence or resistance. As a result, we have initiated a small claims lawsuit in Hamilton County, Indiana, to contest these charges. We refuse to be financially exploited. Conclusion Avoid this community. You may be held responsible for routine property upgrades upon leaving. Do not risk being their next victim.
