Nice enough spot
Going on 3 years here. I like the apartment, specifically the 1br 700sqft layout I have. Love the proximity to lake and red line. Updated building is nice, so is parking options (though expensive). In unit laundry is great. Also the maintenance guy Angel is friendly and helpful, 5 stars to him.

Parking- parking is very expensive, the alley is often blocked, and I am suck next to a phone poll which is hard to park next to in such a busy alley Amenities - The gym is mediocre, and the equipment seems to be cheap & often unstable with anything more than "light weight" applied. Often the bathroom is under stocked or out of stock as well as the gym wipes. We have a multimedia/party room that has no utility in a pandemic. Maintenance – our maintenance staff is not very professional. They will get argumentative easily and often miss appointment slots or completely cancel without regard, then show up at another time that is unscheduled. Many of my maintenance request are often rescheduled due to other “emergencies” in the building. I do not frequently put in maintenance requests, but the request I have had have been due to low quality and cheap construction in the building. For example, I had birds in my apartment due to a hole in the wall, and our key fob reader in the lower level garage to the alleyway has been “broken” for over 3 months! The elevators also frequently knock, are slow, and seem untrustworthy. Staff – The staff has been a challenge we are on our 4th property manager! There is no consistency. Value – See other comments. The only real value to the units is the in-unit washer dryer, but I could find this in other properties. The construction is cheap, the rooms are VERY noisy, and you can hear you neighbors—both adjacent and downstairs. I am very annoyed with the paper-thin construction and lack of value you get from what are priced and marketed as “luxury style apartments.” I do not recommend this property to anyone who asks. Noise – this is by far the worst of any building I have ever lived in. I can sit in my living room and hear my next-door neighbor and my downstairs neighbor talk on the telephone, Tv across the hall, dogs barking, and people on the roof. The noise level in this building is unacceptable. The walls are too thin.
Great location, great amenities, great neighbors. POOR sound
Love this building and location. Haven't gotten to use the amenities due to COVID, and the soundproofing is less than optimal in the hallways. But I think it's worth it.
Way too much noise to function.
The property and units are quite nice but the noise issues overshadow any positives about it. There is 0 insulation between the floors and walls which lets you hear everything your neighbors are doing. Shared living will always have some degree of sound between neighbors but I've never had it be so bad as here at The District. The floors are so creaky I can hear every step my upstairs neighbor makes from anywhere in my unit. If any of my neighbors are watching TV I can hear what they're watching. If they're talking to somebody more times than not I can even make out what is being said. When my upstairs neighbor brings a date home it feels like I'm part of a threesome with how much I can hear. Unless you can sleep through a leaf blower there's no way you're falling asleep until they're finished. I can suffer through hearing a lot from those around me but not being able to sleep in my own home is criminal given that this building was supposedly a "gut rehab". The amount of maintenance issues for a "new" building is ridiculous. One of the reasons I chose to live here was to avoid having problems but the maintenance guy might as well be my roommate with how often he is here fixing things. The building and units might look nice but clearly when the company was rehabing the place they cut corners and only focused on the things you can see. Once I had such a huge problem an outside contractor had to be brought in. At one point he asked what my neighbor upstairs was doing to make so much noise and you know what they were doing? Walking. The contractor thought they were running a crossfit gym with how loud things were yet the neighbor was merely existing. His response was the following, "You pay way too much to live in this building to hear that much." The location is fantastic, in-unit W/D is a blessing, the mail room is convenient, and the entrance security is nice but the noise problem is more than enough to not recommend this place.
