Radiators are noisy, but overall not a huge problem.

Temperature control is really difficult especially if there are multiple radiators for a small space. It was regularly 85 degrees and required having at least one window open throughout the year (including winter). Radiators are especially loud, like a percussion orchestra. I alternated sleeping in different rooms depending on the sound and temperature. The back stairs are covered in bird poop and are not well lit. My bike was tampered with in the locked bike room - the front wheel was partially removed from the frame. The front door is either unlocked or really difficult to open. The back doors are nearly impossible to open once locked. Sometimes I would take out the trash in the back and lock the door only to have to walk around to the front to get back in. Walls are thin - I could often hear house music playing throughout the day or the construction happening next door. Temperature is not controlled outside of apartments and it could be very cold with the building's windows open. Carpet also smelled funky though recently installed automatic air freshener has helped. Positives: Maintenance was often responsive, especially for emergencies. Never had stolen packages. In-building laundry and small gym were convenient.

The management company leaves a lot to be desired as far as customer service and satisfaction goes

The card machine in the laundry room has not worked since I've moved in, and based on other reviews and talking to other tenants, it hasn't worked for a couple of years at least. When I've reached out to Horizon about this issue (and other issues frankly), I've either gotten no reply or they've tried to say it was my own fault. Looking forward to moving out at the end of my lease.

No response to maintenance requests and no replies to emails.

It’s been great living here for rhe most part: grest location by the Sheridan Redline, busses, Wrigley & North Halsted. My unit needed to be updated with old floors, appliances, and poor floor/wall quality. We had on going plumbing issues with the tub or kitchen sink. But they were resolved. Maintenance was always so kind. Gym equiptment needs to be updated, very old & run wonky. Love how pet friendly they are but some people used rhe courtyard as a dog park which was unpleasant at times. Mail rooms need to be updated with more secure boxes & addition of names. Units are a good value for the price. Thewy have deep closets with space. Walls are thin so you do hear other apartments & their music. But that’s apartment living. Live here if you want a good area and affordability.
