This building has great charm and space, but the general maintenance and upkeep is severely lacking. I have to constantly request maintenance that should be routine for property management. The state of the common areas (halls, yard, etc) is often embarassing when having guests visit. There are some things, like the dramatic slope of the uneven floors, that I accept as something that cannot be fixed by Peak, but the drafty/old windows and the old appliances seem like something that could be. To be fair, it may be the owners of the building who are not allowing Peak to make upgrades, but regardless of who to blame you feel a bit neglected as a tenant. I would say that this building is great value for the space you get in your unit! However you seem to get what you pay for when you factor in the state of the property. I would recommend future tenants be handy and able to fix things themselves.

It was nice living here. Quiet, but you still see people. Great availability of amenities (restaurants, coffee, transpo). Not overly pricey for the area.

I've lived in the 4035 N Greenview building for 4 years now and really enjoy the space of my unit as well as the Graceland West neighborhood. The cost is reasonable for the square footage of my one-bedroom (my sunroom is really what makes it worth the cost) but the positives of size vs. cost is offset by the lack of general maintenance and upkeep of the property. Snow removal is very delayed after each storm, and the yard is only cleaned/maintained every couple months (the grass often goes to seed for being so long). Additionally, there is almost no cleaning and upkeep of the interior common areas such as our front stairwell. When questioned, the property manager insists that it is vacuumed every two weeks, however that is not true. It is often several months between any efforts made in these areas. It is often embarrassing when guests visit. In summary, you get what you pay for in this building. You might feel you are getting a good deal on the unit based on the square footage, but you pay for that perk with lack of attention from maintenance.

I enjoyed living here but there's been multiple times were a lot of my maintenance request were ignored and marked "completed". Other than that, the are is great! The neighborhood is nice and quiet. The people are also nice and there are so many nice things to do around here.
