I've lived here for 8 years. Management and maintenance has been improved. Got no complaints there. The location is another story. It sits right next to a Samoan church, so a yelling preacher and screaming kids is an issue every Saturday from 9 in the morning to about 9 or 10 at night. They also use the guest parking which I personally wouldn't allow if I were managing the place. Physical or verbal altercations between tenants usually involves a psychiatrically unstable individual in a wheelchair about once every one or two weeks. Incidents involving them is such a common occurrence, the police, fire department and EMS know this individual by name. The minimal amenities are well kept. The building is beginning to show it's aging deuteriation in some apartments. In the last few years, the complex has repaved the parking lot, repainted the curbs, stalls and stairwells, outdoor lights switched to LED's, water-heaters were improved, and the price of using the laundry machines increased twice.

Our manager is great and on top of things and seems very knowledgeable about her job and has been the best we've had in a very long time. Our primary maintenance man is nice, helpful, and prompt with jobs that need his attention and shows a very experienced aptitude for his work. Most of the tenants are nice, however many do not follow the house rules such as appropriate noise levels, drug use, and smoking within their units or the common areas. Access to the building could be improved. People I've never seen walk through gated and/or FOB access areas by waiting for someone else to open it. Many tenants will allow these people whom they have no association with thinking it to be courtesy or being good mannered. Also, people walk through our property when the Banyan Street gate is open during the day which provides them a short cut through to Palama Street. Rent and washer/dryer prices are pretty cheap compared to some other apartments in the Honolulu area which sort of speaks for what you should expect out of the Kalihi district. Banyan Street Manor is acceptable and has areas that can be improved, but it certainly could be much worse.
