It's a quiet little place for the most part. Trash service is spotty. The apartments are functional and meet my basic needs. The staff (primarily the manager) is dishonest, non-responsive, and rude.

I’ve been a resident of Aqua at Sandy Springs for the past eight years, and until recently, I’ve never felt the need to escalate a concern. Throughout my time here, I’ve consistently adhered to property guidelines, maintained my lease without issue, and have always respected the community and its policies. I’ve truly enjoyed living here. However, I’m reaching out today to express my deep disappointment with the level of resident support I’ve experienced during the recent management transition. While I understand that operational changes can cause temporary delays, what I find unacceptable is the lack of basic courtesy and acknowledgment from staff members on site. On a recent visit to the leasing office, I was left sitting alone without so much as a greeting. Despite making eye contact with a staff member, I was not welcomed or offered assistance. He eventually left the office without saying a word. I then approached two individuals in the back office, who assured me someone would be with me shortly—but no one ever came. I remained unattended until a gentleman named Kevin kindly greeted me and offered help. As a 73-year-old retired U.S. Army veteran, I’ve always believed in treating others with respect and dignity. Being ignored in such a manner was both surprising and disheartening. This message is not a complaint about the property itself—which I continue to value—but rather a plea for basic human decency and professionalism in resident interactions. Thank you for taking the time to hear my concern. I appreciate your attention to this matter and hope it leads to a more respectful and welcoming environment for all residents.
