Excellent staff, property is always clean and taken care of. Tenants are friendly, amenities are adequate. South Miami is a nice location to live.

For the price its been great. With that said, the price goes up every year. Ive been here since 2021 and the rent was $1260.. it is $400 more for the same unrenevated apt with “renters special” paint job. The walls are paper thin &ive heard some things id rather not from all my neighbors lol the staff are ok although its hard to communicate with maintence or any staff other than the property manager due to them being only spanish speaking and i have trouble speaking fluently. Maintenece has historically put bandaids on things that are wrong instead of fix them. My A/C was broken for years and when it was finally replaced last year, my FPL bill went down from $200 to $80 per month. It also took about a year for me to get a properly working refridgerator which also lowered by bill. The rent will be going up even further now that the community got a face lift and its just not worth the price anymore. Area is amazing but if you gold plate a turd, its pretty on the outside but its still a turd.
