We've lived here for a while now. Our unit is great--that's for sure. The current onsite manager seems largely indifferent to some of the day-to-day chores that the previous manager handled routinely (always short on coffee, printer is always out of paper, etc). The hot tub seems to be on the blink regularly. The head of maintenance is good, but he is super busy. The place just seems to be a tad understaffed. Perhaps this has more to do with a labor shortage than anything else, but it's tough to call this a luxury building without luxury appointing.

Lived here 3 years, first tenant in my unit. It's nice but I'd say almost everything has taken a slight step back since being sold to whoever bought it. Every category, parking (added a middle man company and increased price), amenities (upkeep not as good), maintenance (might still be as good but complete turnover happened and some issues get overlooked now), Staff (not as available anymore, attempt at extra activities is decent), value (this is probably on the slightly higher than average for market), location (other buildings went up around it, but it's about the same), noise(might be the only thing that stayed the same, its good).

Some of the things I like/ love about this complex: it boasts wonderful amenities including: a pool with a fountain, a co-working space with four singular private offices, a speakeasy style lounge with kombucha and coffee on tap, a large/ spacious gym, and a rooftop entertaining space. The parking monthly fee is reasonable for the city at $75 a month, and the elevators/ lobby/ package room are secure areas to ensure resident property and physical safety. The location is wonderful, with the Alameda Station light rail being only 2 blocks away and the South Broadway shops, restaurants, and bars being a short walk away as well. Things that I dislike about this complex are the never-ending fees/ bills that residents pay for, which I have never paid for anywhere else: Annual $400 pet fee (in addition to pet rent), Parking pass $10 monthly (in addition to the monthly parking fee), Pest control/ trash/ sewer/ water/ gas/ AND common area electricity are also the responsibility of the residents ($100 monthly). The garage has plenty of parking for residents, however there are blind corners to maneuver that would benefit from mirrors and bikes stored in the garage are not safe from bike-part-poachers.
