Pros - Great area, easy access to anything really - Easy grocery options with all 3 major groceries local - Cool building - Decent rent rates - Ok gym at 1000 Grant that 970 penn residents can access Cons - Few maintenance issues like the back door getting stuck open - Pretty loud back alley if your apartment faces the back of the building (neighbors, garbage trucks, homeless in the alley). The main back door is also quite loud when shutting, but you get used to it pretty fast - Red Peak gave my apt code out to a person on a self-guided tour of the building. They were supposed to tour the unit directly below mine, but apparently their code worked for my unit too? They let themselves in when I was sitting on the couch, very confused

Dont rent befe unless you never want your maintenance reauests to be taken care of, no matter how “urgently” they say theyre taking care of the situation. Leasing office is useless when it comes to assitance. Property manager will act like they’re moving things along but there will be no change. Parking is street only and it is atrocious, with only a 12 space sad excuse for a parking lot where cars get broken into and there is zero space to make an inch of an error. Avoid at all costs for your sanity.

AC hasn’t been working since I lived there. Absolutly miserable since moving in. Cute apartment its genuinely a shame the property management doesn’t care about the living experience.

Overall a good building. Follow up on maint requests are poor though and news/updates besides offuce closing early need to be communicated.

As a person who has rented with multiple companies and different buildings in Capitol Hill in Denver, I found this company to be the most honest and upfront about the facilities and amenities. Convenient, walkable, and affordable, with the things I need to have a comfortable life in downtown Denver!
