I've lived at 1044 N Downing since 2022 - a great location: walk to the market, or to Cheesman Park, Botanic Gardens, etc. My 2-bedroom apartment has a great layout, and balcony with view of the Rockies. Love it. Staff is great - helpful and any maintenance issues have been addressed quickly and professionally. The few downsides are barking dogs, and occasional street noise, neighborhood parties, etc (Welcome to Capitol Hill) But I have found this to be generally safe and secure, and a good place to live

We have lived here for just shy of 2 years and are happily signing an 18-month extension! The property is always well-maintained, parking lot plowed in the winter (parking being included can't be beat!), maintenance issues are addressed ASAP with constant communication and transparency, and our apartment is spacious and a great value for the money, including having a wood-burning fireplace(!!). Having the property management office on site is a blessing as well despite rarely having to utilize we. Our rent has also been kept at a relative constant at renewal which, in these times, is tremendous. Red Peak is truly a great property management company, especially compared to many other experiences myself and others I know have had in Denver, and I would recommend living in this building in a heartbeat.

I really enjoy this community, the responsiveness of staff and maintenance - everyone who works for this building is top notch. The location is great, and parking is also excellent. However, the utility fees are extremely high. You must pay utilities for your unit AND the entire property, including electric, gas, water, etc., plus an additional CAM fee, and laundry is NOT free. It comes out to $200+ in utilities per month, which is the highest I've ever paid in the greater Denver area. The community room always has the lights and TV on and no one is ever inside - please consider turning unused appliances and lighting off if no one is using it, not only to conserve energy but also to be mindful of the fees we pay to keep this building functional. Thank you.
