Longtime resident

I have lived here at WestGate Village for several years. The manager is exceptionally professional and very helpful. I generally defer to her when there is an issue in the complex because she handles it immediately. Other office staff is not always friendly, professional nor do they follow through on requests for maintenance. In addition, often they are gossiping about residents and the feeling is very unwelcoming and unpleasant. My biggest complaint is that the building is VERY old which means the PG&E bill is OUTRAGEOUS! The A/C unit runs nearly 24/7 during the hot months. It is old and needs to be replaced. The windows and doors leak hot/cold air, in my particular unit has had several water leaks that when “fixed”, they do not complete the job, for example, they have never painted where the repairs were made. My second complaint is that the “onsite” manager does NOT comply with the lease agreement and has made MANY modifications to the unit and yard. They also put up decorations outside for holidays, have installed a gate mounted to the building, installed a screen door, have a huge umbrella in the front, and they are EXTREMELY loud. I have been told what the procedure is if I want to file a formal complaint, but I also feel that it is unfair that they are allowed to use the Community Room for personal events when other residents cannot. So what is the point? They SHOULD be an example to other residents, not get preferential treatment. Maintenance staff is very respectful and I appreciate that. However, it is concerning when they do not complete jobs, for example, when molding has been replaced, it has not been sealed, therefore water gets trapped and mold grows quickly. There is also black marks along the corners in some rooms and around the A/C/heater vents which is also extremely concerning. Is that mold or is that because the ducts haven’t been cleaned for many years? Is that unhealthy and going to cause health problems for my children or myself?

I have only lived here for a few months but it is so quiet and conveniently located! The staff is also so nice - the leasing office was extremely helpful when I was applying to live here.

Home Sweet Home

I have consistently experienced the best residential support services of my life with Westgate Village. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, maintenance quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting at Westgate for the remainder of my years in Woodland, and I strongly recommend their properties to all of the incoming graduate students looking for housing. In some ways, your property management company can make or break your living experience and with Westgate/Tandem, it’s all in the service. I couldn’t be happier!

Great place to live

I enjoy living here, although, it’s an old complex and the PG&E is outrageous due to the old windows, and the A/C unit being so old. On average I use more than 138% more energy than homes the same size. I use 954 units, other homes use 401, and energy efficient homes the same size only use 224. This is according to my PG&E monthly statement. The property owners won’t update anything, flooring, carpet, and when something breaks, it more than likely won’t get replaced, but “fixed” with a part from a previously used item, which in my experience has ended up breaking just to go through the same process a few month later, or they “resurface” peeling tubs or countertops, for them to chip and peel again in a couple months. If you plan on living here for several years, you will have to pay nearly 1/2 your rent amount in PG&E, and you will constantly have to call maintenance to fix something, because the last thing that you will want is to be held responsible for wear and tear. Cabinets have been painted so many times that the paint comes off in chunks, and the bathroom floors and cabinets lift due to poor ventilation, no windows and weak fan. The sinks are porous and not sealed, they absorb everything and get deep scratches, so don’t use abrasive cleaner to get the yuck out of the deep scratches, just clean well weekly and hope you aren’t held responsible for wear and tear you can’t control. To be fair, it is an apartment complex and the turnover is high, so I understand why things don’t get updated. On a positive note, the staff is amazing! They are professional, courteous, and responsive. They act quickly when something comes up. Overall, it is clean, and I feel safe being a single woman living here. Most of the neighbors are friendly and respectful.
