Nice Place

What I love: Lake Dianne has a water feature with live wild ducks that provides a calming atmosphere. It is freeway close to everything, since the SR-55, the SR-22, and the I-5 are all nearby. What is pretty good: There is easy in/out with two entrances; relatively roomy apartments with two sliding glass doors to the patio. Plenty of decorative foliage, flowers, etc. It is kept relatively free from pests. The HVAC system is pretty nice, and one thermostat controls both heating and cooling. Management supplies one replacement filter every 6 months. The light bulbs are LED, and they supply the replacements. What I wish were better: They promised us two parking spaces, one in the carport and one elsewhere--but there is clearly not enough room for that number of cars! I have always had to park my car on the street, since my wife is disabled and must park next to the apartment. There is not enough guest parking, and most of the guest parking is taken up by residents, not guests. We can't have company on Mondays, because Monday is Street Sweeping day, and there is nowhere to park. If you work late, you are likely to have to park a long way away, where you cannot keep an eye on your car, because all the nearby parking space on the street is taken by 5:00 PM. The rules are too strict, including what kind of furniture you can have on the patio, and the number of potted plants. You are not allowed to take your shoes off and leave them outside, as some people prefer. The apartments are all-electric, which I detest. I hate trying to cook on an electric stove! The only gas appliance you get is the fireplace, and it's mostly for decoration. It does not provide much actual heat. You cannot have actual candles in the apartment, of on the patio. You cannot have a gas or charcoal barbecue; only electric. You are not supposed to have anything hanging from the framework, or even wind chimes.

I think the washer and dryer are way to much and the speed bumbs are to high and don't have reflective color on them so there hard to see

Nice Ducks

There are nice wild ducks that live around the water feature, that make it pleasant to hang out. The staff is friendly, and usually tries to accommodate your needs. But beware the rent increases: annually, they tend to increase the rent by the maximum the law allows. The accommodations are okay, but this is not a luxury complex. The parking is barely adequate for one car per unit. They may give you two parking permits, but it does you no good, because there are not enough parking places. If you own two cars, one of them will almost surely have to be parked on the nearby street. Even the guest parking is taken up by residents. Maintenance is only average. I requested a replacement for a failing bathroom fan, and all they did was clean and lubricate it. Within two weeks it was once again struggling to run. I have since been keeping it running myself, but it clearly needs to be replaced. The tree trimming is excessive. The tree trimmers come twice a year, and chainsaw the trees down to practically nothing. This destroys the habitat for birds and squirrels that live in the trees and ruins the natural shade that is needed in the summer. The rules are too restrictive, limiting how many plants, and even what type of furniture you can have on the patio. You are limited to electric grills only, no gas or charcoal. You aren't allowed to remove your shoes and leave them on the porch. They limit the amount of time your holiday decorations can be up. If you can put up with these kinds of restrictions, maybe this is the place for you. Other than my few caveats, this actually is a decent place to hang your hat.
