I've lived on and off in the Presidio for the better part of a decade. Im permanently back living in the Presidio! and couldn't be more excited. The number of amenities that have been built out since 2017 is not only accommodating tourists, but also for people visiting from out of town. From the new walking paths with the park that was built over the tunnel, to world class food with continued perfect maintenance and a focus on providing a safe community. I wouldn't think twice to live anywhere else in San Francisco proper.

You can tell the properties are cheaply built and maintained - rent increase 5.5%+ across presidio trust (not rent controlled)

Living in the Presidio is overall a wonderful experience. I love living in proximity to Chrissy Field, the beach, the bridge, and all the hiking trails. The Park Police does a great job at making us all feel safe, and the Presidio Trust and their staff are effective communicators. They do a great job keeping us in the loop of what's going on in the park, and they are easy to reach should an issue arise. The unit I live in is nice. It's spacious and gets a lot of light. My only complaints relate to: The heating, which isn't that effective. The carpets, which get ratty after a few years, and to which there is no easy fix. The upstairs shower, whose caulk is always rotting away and whose pipes are prone to leaks. The front door, the gaps in which undo much of the insualting done by the windows (the new windows are very nice btw). The new blinds, which are not as dark as the previous generation, and which have had an effect on my sleep. That said, the maintenance staff here is very responsive and friendly, and they have always done their best to help us which any maintenance issues we've had. All in all, even though some things about the unit could be improved, I really enjoy living here.
