Have been in the unit for 2 years. The location is spectacular, and the remodeled units have nice finishings. The building has paper thin walls, you will hear your neighbors on the sides, above, and below. We had to get a white noise machine to partially block out the snoring of our upstairs neighbor. Building management (Brick+Timber) is not good. Issues are not managed urgently, including no heat or hot water. They are also largely inaccessible to deal with any issues. You can contact a centralized call center type of line, but it just leads you back to emailing and waiting.

Nothing special about this place. No real amenities. The location is nice. Noise from Van Ness is there but I'm honestly used to it and kind of enjoy it.

The building is old, and some units have been renovated with modern fixtures BUT the walls are as thin as possible. You will hear every step and potentially word of your neighbor's activity on the sides and above. We have had to add white noise machines to every room as it otherwise can be unbearable many times throughout the week. The location of the apartment is amazing, one of the best in the city for walkability. Street parking is tough but manageable. The value of the building and units is purely in the location. For the price, you can likely find a nicer building and property management company. Brick + Timber is very hard to reach and can provide limited support. Messages left with their support line are rarely followed up on and the SF office on Market St. is just closed now.

If you have a renovated unit with in-unit W/D it is very good. B&T do nothing for the building except take in the rent. Location is very good.
