The upper floors are wood so residents can hear heavy footsteps above them if their upstairs neighbour isn't considerate. Manufactures recommend that HVAC filters be changes at least every three months, GWLRA changes them every six months (except mine after I filed a complaint with the RTB). Cleaning of common areas is contracted out and the contractor provides only one cleaner when two are obviously necessary. It can be weeks before hallways are vacuumed. We've gone through five manager in three years. GWLRA apparently doesn't offer them adequate incentives to stay, hence there's no institutional knowledge. The AC only works with them outside temperature is under 10 C, it is necessary to open the bedroom window and put up with a lot of noise for most of the year in order to overcome the building's ambient heat pf 20C.

I have lived here 2.5 years since the building opened. It was extremely overpriced when I moved in, but I loved the view and the location. There has been a lot of staff turnover, but that can happen with large corporations. Thankfully, there are people in the building who are retired and have the time to manage issues like incorrect charges for thermal bills, etc. It seems to be improving over the last few months. The cleaning was also very bad, and that is hopefully changing. My view is now gone with the construction, which has been very noisy. Overall, I still like the location and the unit itself. I wish management were a bit better.
