I had the privilege of working with Heather who went above and beyond. I was looking to break a lease and move into Optima in Dec, everything was all set and then it fell apart, this actually happened twice and I can imagine that would be frustrating for the leasing agent, but Heather was never annoyed or upset, she was always positive and continued to work with me over the next few months until she found me the exact unit I wanted for the exact date I needed. After all that we had some complications with the application and again she was positive, communicative and helped us resolve it. Living here has been a huge disappointment. When you first tour the property, the staff are warm and welcoming, and everything sounds great during orientation. Unfortunately, that experience completely changes once you move in. The management is unresponsive and unhelpful. Heather, in particular, comes off as nurturing and attentive at first—but when you actually need assistance, she rarely replies to emails and offers little to no support. We went without hot water for nearly three months, despite management claiming it was only a week. Gym equipment is frequently broken and stays that way. Security is practically nonexistent—they recently towed my car without warning, and cars are regularly broken into. Based on the appearance and behavior of the security team, I wouldn't count on them to handle much of anything. There are also overly strict guest policies—they only allow a guest to stay overnight eight times a month, which is absurd. If you're okay with paying a little more, I highly recommend looking at one of the other Optima locations. I’ve heard great things about the communities in North Scottsdale—they seem to be run much more professionally.

Property is great, location is great. Amenities are nice (when they work). Elevators constantly are not working and the office staff doesn't communicate with the residents about this and fixes. It seems they don't want to spend the money to fix things for good. At least once a week we have an elevator down in our building. Office staff is unhelpful and lack care with issues. They have had quite a few car break ins lately too. Parking is a challenge - there's not enough guest parking and the same folks always park overnight and never get towed. The units are really nice though and the gym is great. They do keep the property pretty clean for all the folks they have but for the rates they charge; they could do a better job on maintenance items (like elevators). So unless you are on the 1st floor - be careful!

We have lived here going on one year. I cannot say enough about our property manager Grant, his staff and the facilities. Things are kept up, glass is polished, the grounds are beautiful and maintained, and as you can tell we are very happy here. The gym is kept to a high standard as well as anywhere on the property. The dog walks are well maintained and the pool areas have nothing lacking. I have built and owned several large shopping centers in the Northeast and I know what to look for. I cannot give enough praise to the maintenance personal. Whenever something needs repair or upkeep they are there usually within 24 hours unless of course an emergency. I have mentioned to Grant that many of the condo or apartment facilities have a tenant on line bulletin board for any tenant that wishes to post something for sale or start a club. I would suggest that for this property. That is the only thing lacking and it is just a small adjustment to bring it to actuality. Perry Frantzman 1018
