Living a dream

My husband and I have been notjing but pleased with this complex. We have had only one issue which was figuring out how to connect wifi when we first moved in and immediately as we reached out a team was there to help fix it. Beautiful homes, perfect location, safe area, wonderful neighbors. We are so pleased with our first home. Thanks Havenly

Sewage issues

New build complex, but resident warned me to not get stuck in a lease because the sewage was backing up into their unit when the complex hadn't even rented half of their units yet. God knows that must not have been designed right because how does a new complex with few active renters have sewage issues?

New Build Issues

When I was touring the property, I spoke with a resident afterwards who said they were dealing with sewage blocks backing up into the units. For a new build, this was a massive disappointment and not worth the risk of renting a place with prior sewage overflow issues. When I followed up weeks later, they denied that there was a sewage issue to begin with. I dont know why a resident would lie, but outright denying it is enough of a red flag to not want to rent from this management company. I feel bad for the home owners who neighbor this complex because their housing value just dropped dramatically.

Insane pricing and sewage issues

Visited a few weeks back but amazed by how out of touch the owners are. Their pricing and advertising screams price gouging and completely out of touch with the county. When I visited, they were having sewage backup issues so I'll never be back.

Very High Short-Term Lease Costs

I recently evaluated Havenly Prescott as a potential renter and was deeply concerned by several aspects of their leasing and technology practices. Most notably, the community imposes a $600 per month surcharge for leases under 10 months — a 33% increase over the base rent of $1,805. This far exceeds industry standards, where short-term lease premiums typically range between 5% and 15%. For comparison, nearby communities like Winfield at the Ranch charge just $100 to $200 more for short-term leases. Havenly’s markup is excessive and not disclosed on their website or public listings, raising real concerns about transparency. Some third party sites state zero short term lease fees. I raised this issue directly with Havenly’s management and received no response. The lack of engagement suggests the pricing is designed to discourage short-term leases rather than reflect actual costs. Havenly also advertises features like keyless entry and smart home technology, but provides no clear information on how door codes are managed between tenants, how vendor access is controlled, or whether resident credentials are isolated and protected. If you're considering this property, ask to review the full lease agreement before paying any application fees, and get clear answers about both pricing and smart home access policies. You are within your rights to scrutinize concerning lease agreement language before signing/committing.
