The apartments themselves are in decent condition, all the appliances are old but what else can you expect for less than $700 a month? Overall it's a good, quiet place to live. People tend to not pick up after their animals so if you have small kids be careful letting them play outside, and some legally questionable items are found frequently in the parking lot but everyone keeps to themselves over here so you wont be bugged by anyone. The rent is one of the cheapest places in NWA and maintenance always works timely and they're friendly which is a plus as well. Overall, if you need a place to live, I recommend here just keep in mind you'll get what you pay for.

Great location to a lot of stores nearby. Neighbors seem to always be out to get you, dogs always try to attack you, rent keeps going up every oease hut jothing else is updated to keep the price vaule.

I moved here because its the most affordable place to live in Fayetteville that isnt sketchy or outright dangerous. My neighbors are all super chill and knowing you cant live here with a criminal background enhances the feeling of safety. That said, theyre gettijg carried away with the cost of rent. Im paying almost $200 more now a month than when i first moved in. Just this year my rent went up a whole $100.
