St. Louis’s average rent was $979 in April

St. Louis’s average rent reached $979 in April, after a 1.9% increase since last year. A major midwestern job hub and a renter majority city (52%), St. Louis is a desirable place to live and work in, with apartment prices below the national average of $1,417.

The average rent for an apartment in St. Louis rose slower than in other surrounding cities, such as St. Charles ($1,041), where prices went up by 4.6%. Meanwhile, apartment rates in O'Fallon increased by 5.8%, reaching a $1,132 average.

What it costs to rent in the largest renter hubs in the St. Louis area

St. Ann, the city with the largest renter share (44%) after St. Louis itself, has a $783 average rent, after an 8.4% increase. Maryland Heights comes in third, with a 42% renter share and an $966 average apartment price (up by 0.5% since last year).

Hazelwood and its 39% share of tenants follows, with apartments going for $813 after a 6% yearly increase. Last but not least, Florissant's 35% share of renters places it fifth among the area’s renter hubs. The city’s average rent reached $835 in April, going up by 5.6% in the past year. 

The priciest and cheapest cities for renters in the St. Louis area

Chesterfield is the priciest city for renters in the St. Louis area, with apartments renting for $1,275 per month. Creve Coeur’s $1,191 rate is the second most expensive, while apartments in St. Peters ($1,181) come in third.

For renters in search of budget-friendly apartments, St. Ann's $783 average rent is the cheapest in the St. Louis area, followed by Hazelwood's $813 rate. Florissant rentals are the third least pricey on the list, with a $835 average rent as of April.

Among St. Louis's most popular renter ZIP codes, 63108 has a $1,329 average rent, above the city average ($979). At the same time, rentals in ZIP 63146 go for $1,059, while prices in ZIP 63129 circle around $809. Apartment rents in ZIP 63103 clock in at around $951, lower than the St. Louis average, while rates in ZIP 63123 average at $814.
