I read through all of the reviews and there is definitely a pattern of deception once you seem to hit the 4-month mark for storage: They markedly increase your rates! I expressed my views and opinions and in response I was offered a "move-out date." THE WORST customer service. Clearly, no one told this manager about the No. 1 Golden Rule of managing: The worst thing you can have is an unhappy customer!! I share the exact same sentiment and the exact same problems and experiences as everyone else on here who have claimed they have had problems--and it's quite a few. This is a brand-new facility and I am quite certain that as it gets filled up and other new tenants reach 4-months or so that it will eventually happen to everyone. Let me first say the price is a good deal. Location is either here nor there. However, there are no flat beds or at least not plentiful enough to find. And second the doors stay open for 5 seconds after you put the code in. Makes me feel safe that no one will slide in behind me but also incredibly annoying. Imagine you have 5 seconds to put the code in, run to your car, grab some boxes and try and get to the sensor before the door closes all the way. And then repeat every single time you have a box. Let me tell you it’s a great strategy to frustrate your customers. I have tried putting boxes in front of the door but then it just bangs into that box every 2-3 seconds until it pushes it aside. ... It has been just over a month that we rented our unit. From the beginning there have been problems. For the first two weeks we were locked out of access to our unit after 6 pm , even though you are supposed to be able to access until 10pm. We have a climate control unit however we have yet to hear any type of hvac equipment running. It is very hot inside. The temperature on the thermostat (indoors)reads no less than 80 degrees which is not suitable for a climate controlled environment in the summer heat. Already we are have to make a claim to the insurance because we have items that are starting to warp, mold and are damp. Have talked to the facility manager who has no answers for us. Have left several messages for the district manager who is supposed to return calls within 24-48 hours and she is unresponsive.There is no after hours emergency number to contact if there is a problem at the facility. Do not recommend this facility. Very disappointed in having moved to this facility. On the opposite side of the facility we have seen water leaking into the building. ... Read more

I believe this place to be a scam, with predatory price increases not determined by time spent or on a yearly basis but simply when they search the algorithm to see what current market values are, I have had many storage units of various sizes all over the Richmond VA area and would absolutely recommend reading the contract very carefully. In July of 2024, I moved here from another company's storage facility that I had been at for years. I really wanted to see how this new storage facility would be and the prices were about the same. The facility is very clean, access to the property and building is very secure and it was easy to go through the process of renting and moving into a unit. All seemed well until I saw an extra charge on the next month's bill when I logged in online to make my 1st payment. (I'll also mentioned here that the website is not the most user friendly that I have seen) I spoke to someone at the location on the phone and they didn't know what it was for and said I would have to call the corporate office and have them explain it. When I called the corporate office, they said the charge was for making an online payment and that it was a normal thing. I explained that this was never mentioned during the process of getting the unit and I have never had to pay an extra charge for online payments at any other storage company. They said it could be avoided by setting up auto payments, so that is what I did. (No need to worry about the website now) The next surprise occurred yesterday, 3/6/25, when I saw that my rate was increased without notice. I have not been able to check my email for the last couple of weeks so I had not looked at the invoice they emailed to know that an increase would be forthcoming. When I called the local facility's phone number, I couldn't get any one at that office. There wasn't even an option to speak to someone at the local office like there was a few months ago. I spoke to someone in customer service and there was so much noise, talking and laughing in the background I could barely hear them. They said a letter was mailed to me in the beginning of February but I never received a letter. At the other storage facility, I always got a letter and email a couple of months in advance to give me time to find another place to move to if I chose. Here, I got one letter, sent a month in advance, that never arrived and after explaining that and asking if anything could be done, I was basically told the letter was sent and that was that. I really like the facility itself (never actually met or saw anyone at the location in person) and would like to stay but the communication, customer service and overall administrative side really needs improvement. I live in Mechanicsville and I had a storage unit with a competitor of Self Storage Plus for several years. Lately the competitor’s facility has been subpar…fully self-service…during recent inclement weather, the parking lot was covered in icy snow because it was never cleared. I called and reported it to their corporate office because it was so hazardous that no one could safely enter the building…nothing was done about it. The last straw was when I had several bins to store. After loading the cart and pressing the elevator button I realized that it was not working (AGAIN). There was no sign to tell you that the elevator was out. This was a common occurrence that I and other customers were experiencing. In frustration I left and drove over to Self Storage Plus on Chamberlayne Road which is 1/2 mile away. I was relieved to see that the office had an actual human being working there. I met Michelle and told her my frustration and explained my needs. She kindly and professionally set me up with an indoor storage unit. To my surprise, the cost of a larger unit is $66 less than what I’m paying at the competitors. Michelle made the entire process so easy and pleasant. She assured me that they are staffed Monday - Saturday during business which means a lot! The unit is brand new and I LOVE it. Yes, it’s a hassle to move my stuff, however the first month is free so little by little my husband and grandson moved everything over to the new facility. Frankly I don’t have to worry about broken elevators because everything is on the ground floor. I highly recommend Self Storage Plus!! After being asked almost immediately upon booking a storage space to leave a review., Now after a few weeks I'll leave one. The facility is brand new so it is clean and apparently well maintained. There is a limited amount of carts available which is challenging. Also they need to school their staff on proper etiquette. With only three parking spots in the front and your employees truck takes up one of them is not good business practice. The professionalism there is lacking. The price is the best in this area the facility is clean, no pest droppings, and a notion detector light inside the unit which is a very nice touch.
