Read some helpful reviews of Public Storage at 12423 Middlebrook Road, shared by real renters with genuine experiences and honest opinions.

When I rented my space, customer service said that there would be a lock in my space when I move in and if I bring the lock back, I will get a refund of $20. I went to the customer service location at the public storage located at 12432 middlebrook Rd., Germantown, MD and met the employee working at the location by the name of Adajan Williams, I presented her with my lock and requested a refund, she looked in the computer and said that I did not pay for the lock Therefore, I do not get a refund and at that point, she took my lock and would not give it back and I said no that’s not true because customer service said if I return my lock, I would get a $20 refund, she insisted that I never paid for the lock. I said to her what if I contact customer service when I leave here and customer service say I do get the $20 refund when I return the lock and since you took my lock, I will not have proof of having a lock. She said to me you have 30 days to return the lock and your 30 days have expired and I said how could that be if my move-in date was January 24, 2026 and today’s date is January 31, 2026 , she did not respond and it appeared that she was looking for any excuse to justify not refunding me my $20 therefore at that point I requested that she called customer service right then and there so that we can resolve it, she refused and said she had another customer to take and she wrote down a number and gave it to me, I immediately called customer service while still there and customer service confirmed to her that I was supposed to get the $20 refund in which customer service said that they would escalate this to the district manager and I will be receiving my refund. Adajan made my experience very horrible, and I did not deserve that level of unprofessionalism, customer service from Public Storage. I am never renting from Public Storage again. ... Read more

This review is specific to this location and not to Public Storage as a whole. 1)I reserved my spot in December for a January move in; specifically asking for a climate controlled unit. My day of the move arrives and I show up with a full truck. When I arrive at the unit there is a hole in the roof and no lightbulb. This is on top of the musty smell and overall poor condition of the units. I called customer service and they transferred me to another unit on site. Even though I wanted climate controlled I accepted this is something I would have to address with another move later on. Customer service got me another on site unit and I proceeded to unload my truck. I go to put the lock on my unit and the latch is broken! It would not slide so the lock could not be put on. The website says that the rental office is open from 9-5p on Saturdays but the door was locked and the lights off with no one answering the phone. Luckily, customer service was able to transfer me to another site and give me what I needed but I still had to load the truck I just had unloaded and drive to the other site. Mind you, I decided to do a pre-move before I did the major move with movers and the bulk of my furniture. I am paying 150/hr for these movers; if this had happened while I was with them Public Storage would have cost me at least $300. This unit was the worst I’ve ever rented I paid a moving company to move my things out of the unit that I paid 7 months for over 2000$ all for all of my things to covered in rat droppings. I feel completely violated and my entire wardrobe along with my kids belongings were placed in this unit. I’ve had to throw almost 1000.00$ worth of my belongings away. I can’t seem to reach anyone on the phone or get a call back and I paid the insurance. My heart is so broken I feel completely disturbed to know how horribly disgusting this place is with no regard to the tenants paying their hard earned money to rent. Would never recommend this place ... Read more

Had to rent a bigger drive up storage space. This place was pretty cool as the app opens the gate. There was a little office at entrance but I'm not sure if anyone is there or what hours they are. The whole place goes by the same hours as the indoor one a bit up the road. 6am-9pm. We got a 10'x15' unit and it was well big inside. It seems secure and clean enough. It's recommended on the website that you sit any cardboard boxes on wooden pallets or something off the floor so that you avoid humidity. There were a bit of fees at rental time I was not told about when making the reservation online. They give you insurance up to $5000 for free for 30 days which is pretty nice. It's like $19.99 a month after. The issue I had was I got it on the last day of the month and they said they'd prorate it so it would count as the payment for the 1st of the month. That's when the rent is due. Cool. What I didn't know was to do that they charged me nearly $30 for that last day of the month. If I would have known obviously I could have just waited the less than 24hrs to rent it on the 1st. I dont mind the prorated fee it just would have been nice if the person over the phone or the email with confirmation would have said that. This size unit was nearly $300 to move in and with insurance will be about $250/month after. Still for the area we needed and the fact we have no choice but to move it's a small price to pay for all our belongings being safe and in one place. ... Read more

I rented a unit here for less than 9 months, I moved across the country temporarily for work. I got a “special deal” on a unit for $56 for 6 months, this special deal ended up being almost $80 for five months then increased to $100. In the end half of my things ended up being destroyed by mouse feces and urine. This place is infested! Imagine my surprise when I go to reach for a box of my tools and find it wet and covered in mouse poop, then heard them scurrying among my things. I was not storing food, or anything that smelled like food, just some furniture, books, records, and family photos. Not a lot of monetary value but priceless to me. I ran out of the unit and went to the office afraid to touch anything. Found the one person working there who looked at me up and down in disgust when I told her what happened and rolled her eyes like I could not possibly be inconveniencing her more. She took some pictures and mumbled something about filing a report on my behalf, which I have not been contacted about. No action came from this and it amounted to nothing. Had to rent a truck and go to the dump to throw away half of all of my things, over 500 pounds (had to wait 1 hour in slow line at the dump). Closed the unit at the start of this month, they refused to refund me this month’s rate $100 despite the fact my things were destroyed due to the untreated mouse infestation there. On a minor note: They did not tell me they added mandatory insurance charge of $20. Once I was across the country and noticed it on my bill, I called to let them know I did not need it, and they refused to do it unless I showed them my policy in writing, in person. Being across the country I found the closest location was hours and hours away, I was charged their insurance needlessly for months before I could do anything about it. Second, my promotional rate was supposed to last for 6 months, but they cut off my rate after only five months and increased by 25 dollars, $100 a month to have your things destroyed. Do not rent a unit here if you value your possessions. ... Read more

Frequently Asked Questions

Storage units available at Public Storage - 12423 Middlebrook Road include the following amenities: Indoor, Drive-Up Access, Retail Available, Onsite Manager, Contactless Renting, Security Camera, Gate, Kiosk Available, Parking, Credit Cards Accepted, Keyless Unit Access, First Floor Access, Multi-Level Storage, Online Payment and RV Storage. Depending on what you need to put away in storage, you can discover there are some things you absolutely need, so make sure you check with the facility manager that you'll find everything you need on site.

This particular storage facility provides self storage units of different sizes, ranging from 25 to 250 square feet. Space is not an issue! If you have more belongings to store, or simply bulkier items or even vehicles, you should go for larger storage units.

You already know how much stuff you need to put in self storage, so figuring out the unit size you need is the next step. Smaller units such as 5'x5' or 5'x10' spaces can usually be filled with the amount of items you would normally store in a closet: a few chairs and lamps, sports equipment, garden tools and some boxes.

Moving on to larger sizes, imagine the 10'x10' and 10'x15' units as similar to a bedroom or a living room – larger pieces of furniture, sturdier equipment and bicycles can fit here. Finally, a 10'x20' unit has enough space for the contents of a 3-bedroom house, while the larger 10'x30' space easily accommodates the contents of a loaded semi-truck.

Monthly prices for units offered by Public Storage - 12423 Middlebrook Road start from $76 and can go up to $522 for larger spaces.

Accessibility and quickness are key when it comes to storage, so drive-up storage units are generally regarded as very convenient. Pull your car right up to your storage space, load, unload, and you're good to go! However, if you're mostly storing temperature-sensitive items, you should rather consider indoor storage units.

Climate-controlled units maintain consistent temperatures and humidity levels all year round, making them perfect for all your sensitive items. Moisture and varying temperatures can damage a whole host of things, and that is why a lot of people choose to use climate-controlled units to store items like wooden furniture, electronics, artwork, documents and photographs, collectibles, antiques, etc. If the belongings you're storing are important to you, you should consider renting a climate-controlled unit.
