I rented 2 storage units here because at the time they were a reasonable rate of $28 each and offered a “free first month’s rent” promotion. However, when I first arrived at the facility, I was charged an administrative fee of $29 for each unit, so the “free month” was basically meaningless. To make matters worse, my rental rate increased 42% after only 90 days — a very short time to raise fees in this economy. When I checked their website, I found that the same unit is currently being advertised for $25 a month, even less than the $28 I initially signed up for and almost half of the $40 it has now been increased to. This feels misleading and unfair to existing customers. I attempted to reach out to the General Manager Kelly Cyr (out of Colorado) by phone numerous times, but she refused to get on the phone with me, standing by the increase via email which was read to me by one of the employees listed below at the Apopka location. Note, in my 4 phone call attempts to get through to Ms. Cyr I spoke to 5 different people. (Ebony, Vanessa, Debbie, Ashley and the most helpful of the bunch Geovani. BEWARE STORAGE CUSTOMERS! It is your First Amendment right to Freedom of Speech and to your personal opinion. Also, to be free from a claim of tortious interference, slander and libel for telling the truth... First and foremost, I am a Florida Licensed Real Estate Agent and a former president of a large Apartment Association in Florida, as well as a former Condominium Association board of director and a former long time property manager/owner and storage unit manager/owner. Further credibility in my review here comes from the fact that I paid in full and on time every month as charged by this storage place, I moved out well in advance of another months rent due, I checked out in the office in accordance with the lease agreement and I left the storage unit clean and ready for the next tenant to move right in with no prep work needed from SmartStop. SmartStop has no grounds to disparage my credibility in leaving this review nor do I find they have an excuse for how they conducted business with me. See my storage picture showing my storage unit clean and free of any items... As for the review, if the rental rates at this place were standard and long term across the board, if you could sign a lease longer than a month-to-month lease, and if the rental rates were not more than doubled after a few months with the excuse we raised your rent because of "market conditions" then this place would have received a 5-star review from me instead of the 1-star they are getting now. I asked several renters the day I was moving out what rate they were paying. The rates were all different but the common theme is once you place your items into storage here, your rate is going to go way up more than you would imagine and from what I experienced it was more than doubled the original rate with another invoice coming if I didn't move out in time that showed an even higher rate! SmartStop is "Smart" in knowing that especially for an Out-of-Towner that when they substainally raise your rental rate, you either pay it or move out but they know it is difficult and can be expensive and time consuming for you to drop everything to get your items and move them somewhere else. In my opinion, SmartStop purposely has you sign a month-to-month lease so they can raise your rate as high as they want whenever they want and when you call about it, they will tell you they mailed you a letter of rate increase and the rate was raised for "market conditions". I didn't receive a letter of a rate increase nor did the other renters I spoke with concerning the rates receive a letter. SmartStop will email you on everything else but will not alert you by email along with a thirty-day certified letter return receipt requested that they are going to substainally raise your rent. They also know many people can't afford the increase and when the renter can't afford to pay the high rent nor get their things out of storage in time, they lose them in an auction held by SmartStop and SmartStop banks money from unpaid rent, clean out fees, etc. I originally liked the facility and the person I spoke with in the office when I moved my storage items in but 9 months later now, I feel robbed but very relieved to be out from underneath the beating of their high rent. I did not and do not conduct business this way. When I unexpectedly needed a storage place back in January 2025, I did not have time to fully vet this place before leaving town. The only way to conduct business with SmartStop without getting burned by high rental fees is you must get into a rental agreement with them that guarantees the rental rate and any other aspect of the lease will not change for the period of time needed. After which, it is customary for the lease agreement to then go into a month-to-month lease. If SmartStop insist you can only sign a month-to-month lease with them, I would run from this place! ...SmartStop, no need to answer this review with your typical sorry and call to discuss with our team routine. They failed to process my automatic payment and then tried to charge me a late fee which I got taken care of in store with an employee. Then for the next two months they continued to try to charge me additional late fees even thought I kept going in to take care of the problem. He reached out to me by phone so that I could purchase my unit before it was sold to someone else as I made an online reservation..luckily he called because it was the last unit of that size. I chose this storage location because it's convenient to my house. I have several small units because I have downsized my home. I have been pleasantly surprised at the friendliness of the staff. I moved from an Extra Space facility in Orlando where I was never greeted and staff was never available, even during open hours. Dwayne is very attentive, and is always present. If he's not in the office, he is walking property making sure all is well. He also makes reminder calls if you don't make the payment on the due date. SmartStop Self Storage is a decent option if you’re looking for a short-term storage solution, but it may not be the best choice for long-term use. Their initial rates are fairly competitive and seem reasonable at first glance. However, the catch is that within a few months, those rates can increase significantly—often doubling—essentially pro-rating you over time. If you only need storage for a brief period, SmartStop might work well for your needs. But if you plan on renting for a year or longer, be prepared for price hikes that could make it much less affordable. I am so happy I found a storage facility that is clean, affordable & professionally staffed!! The customer service was astounding! The service rep, Dwaine, was so helpful, took time to answer all of my questions. Dwaine was very thorough in explaining the facility's processes and had no objection to my viewing various sized units before I made my choice. He waited patiently as I read the full lease agreement and was able to answer and/or address any concerns I had before signing.
