The fees kill you on these properties. I had a tree fall through my roof, they were not sending anyone out to cover it for 2-3 days with more rain coming; so I had to tarp it myself and they wouldn't cover the cost or deducr from my rent. Over $800 because I couldn't wait for them to do it. I had 18 basketball size holes in my roof with rain. No, I couldn't wait 2-3 days. Additionally, you have to submit paperwork to them several times and they still tag on late fees. For instance, I've submitted my insurance coverage multiple times, and they have issued me 3 months of lapse coverage and refuse to make an adjustment to the fee. They also also responsible for my HOA, and I kept getting billed for that as well. So be diligent before you pay, they stick things in there that they will not reverse.
