THE ALL-IMPORTANT FINANCIALS:
This is an excellent lower-than-market offering of a unique property, that requires responsible occupants. First month, Last month, and Half month security deposit is the base move in. Only small indoor household pets, are allowed and incur an additional deposit and fee. (First month can be prorated to have all continuing rents at an agreed time). It is expected a preset automatic electronic payment will be established using the managment system. A formal application process which includes credit and rental reports is required. (Any fees to the approved applicants will be reimbursed). At least as important as a quality credit rating is showing a secure work/income history. (Generally a combinned income of @$100,000 by those accepting responsibility under the lease is expected). Utilities (Gas and Electric are tenants responsibility, and oters have said they are commonly very reasonable). The tenants are responsible for property maintenance of the entire property, lawn and garden areas. As you will receive it in excellent shape, you are expected to maintain it similarly. However the owners understand that things do wear and fail from common use. Frequently we supplement with some special (seasonal special help, like an occasional wood floor polish/maintenaince and providing plantings).
Mature, experienced owners live locally but have no care, involvement or intrusions in the lifestyle (or life) of their tenants.
