THE ALL-IMPORTANT FINANCIALS:
This is an excellent lower-than-market offering of a unique property that requires responsible occupants. First month, Last month, and Half month security deposit is the common and base move-in. Only small indoor household pets, are allowed. (First month can be prorated reducing move in and to have all continuing rents at an agreed time). It is expected a preset automatic electronic payment will be established using the management system. A formal application process which includes credit and rental reports is required. We suggest you call first to discuss and get pre-approval. (Any fees incurred by the approved applicants will be reimbursed). At least as important as a quality credit rating is showing a secure work/income history. (Generally a combined income of 3 times the rent in total by those on the lease is expected). . The tenants are responsible for property maintenance of the entire property, lawn and garden areas. As you will receive it in excellent shape, you are expected to maintain it similarly. Frequently we supplement with some special seasonal special help, like an occasional wood floor polish/maintenaince and providing plantings.
Mature, experienced owners live locally but have no care, involvement or intrusions in the lifestyle (or life) of their tenants.
