Ready for a stand-alone home, not a cookie cutter apartment? Then 1340 Valley Place might be for you! This Historic Victorian (built around 1905) is fully detached in the heart of the Anacostia Historic District (with solar panels added this summer). Three bedrooms and one-and-a-half baths across 1,440 square feet, freshly painted top to bottom, period details intact, with a real kitchen for real cooking and a dining space that's comfortable rather than cramped. Bonus is a funky loft under the eaves that the previous owner filled with her sewing machines. It's the kind of room that becomes whatever you need it to be: a guest room (a futon up there would be perfect), an office away from everything else, a studio for making things, a play space - with room left over for the boxes you'd rather not look at. Almost no house this size has space like this. Two areas for outside leisure: a front porch made for morning coffee, plus an incredible garden out back with mature plantings, flowers and pavers - grill, entertain or just sit and relax. Pets are on a case-by-case basis - let's talk! (You might be lucky enough to be adopted by a community cat!) No smoking. One month's rent is required for the security deposit, and the tenant is responsible for all utilities. (Solar panels on the roof help!) Central air, radiator heat. Full-sized appliances, including a stackable W/D. Applicants must pass a credit and background check. Minimum credit score of 680. Historic Anacostia is DC's official Arts and Culture District: the Frederick Douglass House, the Anacostia Arts Center (currently under renovation) and the Go-Go Museum and Cafe for culture- the Anacostia Library for reading- Grounded and the Capital One Cafe for coffee- DCity Smokehouse, Sapodillas and Busboys and Poets for dinner- the Marion Barry Avenue Market and Cafe for groceries. Anacostia Park is a short walk away - riverside trail, ball fields, picnic areas, tennis and pickleball, the swimming pool and DC's own outdoor roller skating pavilion. The Green Line is roughly a 10-minute walk away, bus routes run along MLK and Marion Barry, and 295 and the 11th Street Bridge make heading downtown or out of town easy. Street parking is plentiful - Valley Place is unzoned, Chester Street is Zone 8. One last thing, and it's the part I'll miss most: we get trick-or-treaters in the fall, carolers at Christmas and once a month the neighbors turn out together for a cleanup. You can't put that on a spec sheet. The house will be available on or around the first weekend in October. District law requires that a housing provider state that the housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.
