I've been very happy here!

This is definitely the best apartment and building I've lived in. I've been here for 6 years, in two different units, and have been very happy! Being downtown, walking distance to the Stone Arch Bridge, the river, the central library, entertainment and places to eat, has been awesome. Attached parking is also available for a bargain rate, compared to most other ramps downtown. Living on a busy street close to the hospital means noise definitely gets loud, especially on the weekends, but that's my only big criticism. Raya, Steve, and the rest of the staff are wonderful and on top of keeping the building safe and in good shape. I was able to move in through an income-based lease, which has been awesome, considering the location and spaciousness of the units.

Love Downtown Life

Trader Joe's across the street, lite rail two blocks up, Stone Arch Bridge 2 blocks down - it's as convenient as it gets. The neighbours are friendly, and lots of places for dog walks (Gold Medal Park!). Throughout the year there are marathons, farmer's markets, and big events - and you're right in the middle of it, with cheap parking!

equal pros/cons

The location upside tends to make the cons worth putting up with BUT, the longer you live in the building the more the inconveniences out weighs the area. You have to apply for city parking; your guests have to street park. The tenants in the building are nice but the few bad apples are really bad! Yelling and cursing all times of the day and night; neighbors arguing amongst each other. Tenants smoking in the building triggering the smoke alarms in the wee-hours of the night and morning. Safety in the area is a concern which is expected with city living; the building is secure has two locked doors but between the neighbors and neighborhood traffic (e.g bars, stadium and stone arch) there's a lot of riff-raf. This building is nice for young people that don't have a lot of responsibilities; if you work from home or have a family I would suggest this area a but few but blocks north. Its very unfortunate because the area is beautiful and convenient; they are rent restricted but the price isn't worth the downsides for working individuals and families.
