The condo complex is on the river- however, the unit is on the highway side, so there is some road noise. Ambient sounds or soft music will easily mask it.
The home is fully furnished. Utility Allowance and Excess Usage Cap: The Landlord agrees to provide and maintain all essential utility services (electricity, gas, water, trash, and high-speed Wi-Fi) in the Landlord's name. The monthly rent includes a maximum total utility allowance of $200.00 USD per month for electricity and water combined. The Tenant agrees to practice reasonable conservation. Any utility billing charges that exceed the $200.00 monthly threshold will be documented by the Landlord with copies of the actual utility provider invoices. The Tenant agrees to reimburse the Landlord for the exact overage amount within five (5) days of written notice, or the Landlord may deduct the overage directly from the Tenant's Security Deposit.
The community heated pool, hot tub, clubhouse, boat dock, Boat slip, marina, and parking are included in the rent. All HOA rules are to be followed.
Pets are great, but our furniture is strictly a no-paws zone, including beds and couches. If your furry friend isn't trained in that way, please pass. One Small dog is allowed. Additional monthly rent of $25 for a dog.
A minimum credit score of 620 is required and must be confirmed before setting up a tour. I live out of the area and manage my home myself, so it will require some flexibility when setting up a tour.
The minimum lease period is 30 days, with the exception of Dec, Jan, Feb, those months will require a minimum stay of 60 days
No credit check is required if the entire rent is paid up front- however, a background check and ID will be required. A short term lease agreement will be required as well.
Right of Entry, Mandatory Housekeeping, and Inspection: To maintain the integrity of the fully furnished premises, the Tenant agrees to allow the Landlord's designated housekeeping service access to the property on a Monthly basis. Refusal to grant entry after proper legal notice constitutes a material breach of this lease.
