Have lived here for the past 5 years, and the building has always been well maintained. The rent increases over the years have been acceptable as well. While my roommates and I would like to buy a house, it's been hard to motivate ourselves due to how comfortable we are at the Copper Creek apartments (among other market factors as well, haha).

1) The garbage dumpsters are inside the shared garage and vent outside. When the wind blows the right way, it sends stench into the whole row of apartments. My apartment stinks like a landfill. I purchased a carbon air purifier which I run around the clock to keep the odor away. 2) Had some property stolen. If you're taking out the trash, lock your apt door. If you're bringing in the groceries, lock your car between each trip. Otherwise you are asking for it. 3) Wall soundproofing (adjacent unit) is great. Ceiling soundproofing (above/below) is bad. Anytime the kids upstairs are playing, the pictures on my wall rattle constantly. 4) Roads in the neighborhood are in terrible disrepair. They recently did the tar-and-chip which means now in addition to being bumpy, they also kick gravel at your paint. 5) Neighbors aren't unfriendly but everyone keeps to themselves. 6) Next door a new set of apartments and townhomes is being built (in 2021). The hammering and sawing starts at 7 every morning. I suppose that is temporary, but it will be at least 1-2 years before they are done over there. 7) There are a couple water retainer areas and a small stagnant stream on the southern border and also next to the school. This is a wonderful hotel for mosquitoes. They love a good swamp. We made it as nice as possible for them. This year was dry, which kept them away, but the recent rains have brought them in. If you plan to take a walk, also plan to get bit a time or two. To summarize, these things are all "first-world" problems and somewhat solvable. I address the smell with the air purifier. I address the theft risk by being more careful to always lockup. I address the upstairs noise by being more patient. I address the roads by driving slower... However, all together, I doubt I would have moved in if I had known this ahead of time. I'm debating whether it's bad enough to move out at the end of the 1y lease. It's right on the threshold of pros and cons.
