We lived at The Trail Snohomish from Sept 2023 till Nov 2024. First the good. Mike the maintenance guy is fantastic!!! The location is good. We had some good neighbors. Now the problems. If you value your lungs, don’t live here. We signed a lease for a non-smoking, newly renovated apartment. We dealt with cigarette smoke for our entire stay. The apartments were built in the late 1980s. All floors share a common air space above each floor. You share that air with all of your floor neighbors. The chain smoker was on one side of us. The neighbor on the other side of us thought we were the smokers. The apartments lack ventilation and air flow. When you sign a lease, they will give you information about mold. My son-in-law was convinced this was another problem affecting our lungs and health. We made 2 urgent care visits for breathing problems, one for me and one for my spouse. We have not had issues before or since this apartment. We spent the last month in the apartment sleeping in the living room since the main bedroom had the worst air quality issues. Next, we had issues with the leasing manager. Her job is to nickel and dime you. She only explains the rules so that the apartment complex gets the most money out of you. We ended up paying more than $700 extra because she failed to tell us the 20-day notice needs end before the end of the calendar month. All other rent changes are prorated. We moved out in November with only a 17-day notice. I paid rent for the full month of December on Jan 2nd. My refund check, for the portion that the apartment was re-rented in December, arrived on March 24, 2025. The only reason why I got a refund check at all is because I started asking about it, in mid-February, multiple times weekly until it arrived. Personally, I would avoid all 11 Residential properties for this reason as the leasing manager is the only contact available to you.
