A resident for 15 years. Many changes in that time, some good and others not. Was an adult building, Elevators are not always working. There are 2 elevators in building. The laundry facility can be untidy and there are limited machines for a large building, but it is doable. New windows are being installed and that also included a major jump in rent. Rent increases are varied with the leases. Good walkability with Wascana Park near by. Ronald McDonald House is being built to the North of building. A nice park is located near building. Street Racing can sometimes be a problem in summer. Drugstore, dining and hospital close by. Waterworks can be interesting in that there are leaks on ocassion. (old plumbing). Generally, there is little odor in the building and sometimes dogs bark. The building used to have a no pet policy - which was welcome. No Smoking! thankfully. East facing balconies only. Great view of the city in all direction.

I want to start by saying the staff has been phenomenal—especially Laurissa and Jay. They are incredibly down to earth and approachable, and you can truly speak to them like friends. The team is also very responsive when issues arise, which I genuinely appreciate, because sometimes an answer is needed right away. I love my apartment and the building overall. That said, I do feel that some of the amenities do not fully reflect the rent and the cost of parking. It would be amazing if units had the option to be converted to stackable in-unit laundry. I know my unit could accommodate this using the storage space. I truly enjoy living here and would not consider moving unless the rent were increased to an unreasonable level. I also appreciate that the windows are finally being replaced—being on the 10th floor, you can definitely feel the wind coming through, so this upgrade is very welcome. It is unfortunate that the space planned for the front lobby was never fully utilized. I also want to raise a concern about cleanliness and odor in the building. There are a few residents whose hygiene creates a strong and unpleasant smell, and I feel this is something that should be addressed, as it does not align with the standard of the building. Additionally, the amount of cigarette waste left on the ground in designated smoking areas is unacceptable. While I understand management cannot monitor everyone, smokers should be held accountable for keeping those areas clean. Lastly, it would be wonderful if the Prince Charles sign were illuminated at night instead of appearing as blank glass, or if the front entrance near the dial area had improved lighting. Better lighting would enhance both the appearance and safety of the building. Thank you for taking the time to consider this feedback. I share it because I truly care about the building and enjoy calling it home. I have lived here now and rented from Nicor /West Oak since 2019 I believe.

I would like to highly recommend living here; I love all my neighbours. Like a big family, very good management; they are very helpful. I've been living in this building for 3 years. I wish I had a balcony lol and a better view (I'm living on the 2nd floor)...up higher there's a beautiful view you can watch the firework, or the cloud is just hit your windows and you fill like sitting on.....I love this building. They have aa huge laundry room, I wish works with card not with coin but still very good.

Subject: Long-Term Tenant Feedback and Suggestions for Improvement As a long-time resident of this building, I wanted to take a moment to share some thoughts and feedback. While I’ve seen several property managers come and go over the years, one constant has been Jay, the maintenance technician. He is absolutely fabulous—professional, efficient, and always helpful. In my opinion, he is by far the best employee you have, and I sincerely appreciate his work. I also wanted to say that I really valued Jacqueline when she was our property manager. It’s unfortunate she moved on, as she was attentive and great to work with. That said, I have a few ongoing concerns I’d like to bring to your attention: Elevator Reliability: The frequent breakdowns have become very frustrating, especially considering the increasing rent costs. Window & A/C Replacement: I was told I’d have to wait another year for my windows and my outdated 1950s air conditioner— which no longer blows cold air— to be replaced. This has been disappointing. Unfinished Commercial Space: The ground-floor area, which was supposed to become a coffee shop, has become more of an eyesore than an asset. Currently, it seems to attract loitering rather than serving tenants. Laundry Facilities: While functional, it would be helpful to have at least one front-loading washer that can handle larger loads. Smoking Area: The front of the building is often littered with cigarette butts. It would be great to see designated cleanup responsibilities or a better-managed smoking area. Pool Area: The pool space is underutilized and neglected. I believe the area could be greatly improved with some landscaping or greenery, rather than it being used just for additional parking stalls. I truly love living here and would appreciate seeing some meaningful improvements. I hope this feedback is helpful and taken into consideration as you plan future building upgrades.
