There no amenities but everything else is good

We've been here closing on three years now, and we've had very little negative to say overall. There are always small things to complain about, but for the price, hopefully long term, it's better than some in the area. The most noise we get is kids playing, or a car in need of some tune up, parking up by the end of the lot. As far as parking goes as it's own thing, the biggest issue we run into is the oversaturation of abandoned cars, trailers, and people in general parking in very disruptive ways. But we've never been without a spot, even if you just move a little further out in the lot. A large number of people also park and even double park, in the loading zone right out front. Our only major complaint has been maintenance, which is not entirely their fault as they are tied at the wrists by a lack of experienced employees and the budget laid out by Umbrella themselves. We have things as bad as a cracked and crumbling sink that they refuse to replace purely because it has not, "failed," in their own terms. In general, an easy 3 out of 5, pushing towards 4 out of 5 when you consider the value compared to the competition.

The train noise would turn a lot of people away, but thankfully we're all heavy sleepers here, it's never been a problem. The trouble comes from the outdated appliances falling apart and literally held together with construction adhesive and spare parts. The cabinets were heavily damaged from scratches and moisture before we moved in and was simply covered with a cheap attempt at paint rather than replaced or even updated. The bathroom has no vent fan which further pushes the moisture issue as the bathroom cabinet has heavily roughed edges due to the expansion of MDF, and once again it was just painted over like it was a solution. For the price we pay and the easy utilities, it can be hard to complain however. Management has always been super easy to work with, even resolving a random unwarranted late fee in a very kind, prompt manner. The maintenance folks have always been quiet and courteous, and helped us with a number of emergency issues like our doorknob somehow pulling out of the door and needing reinstalled while we were all at work. Laundry facilities never feel too crowded and have only ever given us trouble one time, but the phone app option and the accessibility that offers are a nice touch. A short review might just be, the neighborhood is nice and inviting and the staff is nothing short of amazing, but the apartments themselves need a serious overhaul, top to bottom.
