Why Renters Love It Here

Neighbours violating quiet rules

Residents and frequent guests to unit 713 in building 390 have been playing loud music, having loud conversations between 2:00AM and 4:30AM. There have been loud disruptions as they walk down the hallway. I tried addressing my concerns after the building fire alarm was activated near their unit after their arrival. The two male residents and their guests were playing loud music and suggested that maybe another member of their party had pulled the alarm “after they got there”. Any concerns about noise during the designated quiet hours were met with “It’s a Friday night”. Other guests have been found loitering outside their door during their absence. They had been told they could “crash there for the weekend” and mentioned the residents intent to turn their unit into an after hours club.

Absolutely Amazing

The building is undergoing a lot of work to modernize the property. So far I love the upgrades, new hallway lighting, new carpet in hallway and new paint job on the doors. The building is relatively quiet and clean. The building staff is friendly, approachable and professional. They should consider reopening the office doors so that residents can access and speak to the staff directly. Overall, I would recommend the building as an amazing place to call home. Hugh-Roy is my favourite.

Find Somewhere Else

It takes so long for maintenance to fix anything! Our current amenities are the gym, cinema, and conference room: gym is tiny, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. There is non-stop construction, our view has become obscured, and they did not even bother opening our rooftop this year, which was the best part of living in this building. Despite all the issues and noise, they still try everything to charge you as much as they can, including a $210 non-refundable administrative fee to add occupants. Seriously, you can find elsewhere that has a much better deal.

Random fees are being added, while quality dropping

$250 non-refundable fee to register someone not on your lease. Building management says it's for security reasons, but the ridiculous administration fee will probably make the building less secure as it discourages many tenants from registering new occupants. Gym is tiny and lacks a lot of equipment currently, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. You can probably find something better worth the $2300+ starting rent.

Construction with Increased Charges

Building management is trying to hit tenants with a ridiculous $210 administrative fee for keeping their database up-to-date. While they gave us a one-week notification that they were updating their fob system, it was not a call to action. Deceptively, they had given tenants a sheet of paper with a one-week notification, but this non-negotiable, non-refundable fee came has already come into affect. This means, $210 administrative fee is added each time someone moves in/out. Another issue is the maintenance and timing. It takes so long for maintenance to fix anything! Our current amenities are the gym, cinema, and conference room: gym is tiny and lacks a lot of equipment currently, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. Finally, due to the construction, our view has become obscured, and they had closed off our roof early this year. If I did not know any better I would be speculating they are trying to force all the old tenants out so they can raise their prices. If you enjoy hearing drilling, pounding and hammering constantly while paying a premium price, this is the place to rent!
