Random fees are being added, while quality dropping

$250 non-refundable fee to register someone not on your lease. Building management says it's for security reasons, but the ridiculous administration fee will probably make the building less secure as it discourages many tenants from registering new occupants. Gym is tiny and lacks a lot of equipment currently, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. You can probably find something better worth the $2300+ starting rent.

Construction with Increased Charges

Building management is trying to hit tenants with a ridiculous $210 administrative fee for keeping their database up-to-date. While they gave us a one-week notification that they were updating their fob system, it was not a call to action. Deceptively, they had given tenants a sheet of paper with a one-week notification, but this non-negotiable, non-refundable fee came has already come into affect. This means, $210 administrative fee is added each time someone moves in/out. Another issue is the maintenance and timing. It takes so long for maintenance to fix anything! Our current amenities are the gym, cinema, and conference room: gym is tiny and lacks a lot of equipment currently, the cinema you have to book if you want to try using it, and the conference room has Acer computers/printer from the 2000s. Finally, due to the construction, our view has become obscured, and they had closed off our roof early this year. If I did not know any better I would be speculating they are trying to force all the old tenants out so they can raise their prices. If you enjoy hearing drilling, pounding and hammering constantly while paying a premium price, this is the place to rent!

Amazing Apartment

The building is undergoing extensive construction but with that aside, my time at The Quay has been a wonderful experience. I have lived here for five years. The management team does the best that they can - Hugh-Roy is exceptional, respectful and professional. The building has some amenities - fitness room (too small to be called a gym), business office and theater plus rooftop patio overlooking Lake Ontario with BBQ grills and benches. Nice party spot though that's not allowed. Maintenance gets done quickly - most times same day. I would recommend either of the two buildings (350/390) because of my experience.

Good location

I have been living here since October 2021. They don't have a lot of amenities. The guards are mostly good. But a few of them don't really help or make faces when you ask them something. The maintenance team is good. Management is good too but they should hire the right people for night duty as most guards are away. The parking smells of pee. The gym could use some better equipment. They have construction going on from forever and there are water outages every week, which is unacceptable.

Overall not terrible, but expect long waits

Living here for almost 10 years. Understandably things take time, but sometimes it takes up to half a year for maintenance to come fix something. Parking, especially towards the Shoppers, does not feel as safe as one would hope. On a more positive note, the area is still nice despite the construction. The maintenance person is nice, even if it takes a while to get stuff done.
