Decent. Not luxury. Outside landscaping is prioritized more than the interior of the buildings. The grounds are spectacular and their snow removal team is amazing! But Hallways aren’t cleaned regularly or evenly weekly. Carpets badly stained. Maintenance is nice but can be slow responding to requests. Overall not bad just leaves much to be desired.

Been a resident of Morgans Bluff for over 9yrs now. Love the location, because its near all the major highways, south Amboy ferry terminal, train station, etc. and is a short distance from the airport and NYC. The amenities are good, we have a gym, pool table, pool and plenty of parking. We only wish we had a dog park! Our maintenance team is friendly and always happy to help. Management is attentive and always doing things to bring the community together whether thats with special events or social gatherings. Areas of improvement: we need better project management when it comes to preventative maintenance (e.g., HVAC filter replacements/ inspection). Oftentimes we’re given a 2 week window with no clear timelines. This makes being readily acailable for the team to arrive difficult- especially when you have pets to consider. Theres even been tomes the team never showed up, nor was there any notice informing residents of these changes. Another issue we notice is around leniency, because we notice a lot of lease violations happenong around the community with little being done about it. Im talking allowing dogs that are way above the weight/ size requirements, residents allowing dogs to run around without a leash on, etc. Overall, we’re happy living here.
