We moved in the day Risor opened Nov. 27, 2023 after their very rocky start. They could not make their completion date and gave us only a few weeks to find temporary accommodations for a month. After the delayed move in, many things like landscaping were not completed for months or even a year for things like privacy shades on ground floor bedroom windows. Location was the big draw for us and during the first year or so we excused problems as a learning curve for a new building. After several management and maintenance changes it appeared that most issues were related to poor quality construction, materials and budgeting, as well as awkward design issues such as guest and resident parking. Repeated problems with amenities as well as necessities like water and electricity occurred, including mold in some apartments. When complaints or requests were made, management would say that "it wasn't in the budget" to do things which had been promised like washing exterior windows. There was an activities director initially, but after a few months she was gone so nearly all activities are resident led. We worked with other residents to form a Tenant’s Association which is continuing to try to work with management to address issues, but after 2 ½ years we felt we had to leave despite our wonderful neighbors. And just in time, as residents learned they will pay all utilities plus a rent increase at lease renewal, this is after rent was increased before we moved in to include utilities. Risor charges premium rent and is not worth it compared to other 55+.

After visiting similar Active 55+ communities, I've come to notice Roers' organizational indifference towards properly staffing a sufficient number of qualified professionals to maintain a clean, safe, living environment where residents are actively participating in a variety of events promoting tenant satisfaction. Two areas requiring major improvement are: cleaning/maintaining interior of the building on a regular schedule, and much more attention to the grounds and landscaping.

There is no outside parking fir guests. You have to go down and open the guest garage. This is very inconvenient

Love the apartment, pool, ping pong table, gym , pepole, and staff Would like year round hot tub and faster turn around time when elevator goes out. Need better emergency maintenance over thecwerkend. Need mote activities from management or get an activity director
