Charming

I recently moved into an older one-bedroom apartment in this complex, and overall, I’m quite satisfied with my experience. While the unit itself is small and shows its age, it offers a cozy atmosphere that feels like home. The price point is reasonable, especially given its proximity to downtown; I can easily access all the shops and restaurants without the hustle and bustle right outside my door. The neighborhood is surprisingly quiet, which is a huge plus for someone like me who appreciates a peaceful living environment. If you’re looking for a budget-friendly option that doesn’t compromise on location, this apartment complex is definitely worth considering. It’s not perfect, but for the price, it provides good value and a comfortable living space.

Poor Management

I've lived in this building since 2022, and unfortunately, the quality of living has declined. Aesthetically, the building's is not well-maintained. Most notably, since the policy change allowing dogs, there has been a significant increase in pet waste and general filth around the property. The only 'amenity' is a laundry room, which has increased fees twice. Furthermore, I've found the property management to be inconsistent and inconsiderate. When I've raised concerns, the responses have been delayed or dismissive.

1430 Spruce Place

I have lived here for 2+ decades, primarily due to the close proximity to schools downtown, the park just a block away and the short walk to bars and restaurants. The neighborhood is relatively quiet, despite being downtown; but I've noticed that the relative quiet has noticeably increased since George Floyd's death and the subsequent uprising. As far as the building is concerned, I've only experienced a couple issues - once in the early oughts, when a tenant on the 3rd floor let water leak through the 2nd floor and ultimately to my apartment on the 1st floor; and the second incident occurred a few years ago, when the building water heater had a valve stuck open (I believe), which caused leaking issues in the radiators. The tenants are generally quiet and respectful, which is all I ask. I don't even care if they're quiet, actually. As long as the tenants don't burn the building down, flood it or are putting others in the building in danger via illegal activity, I don't care what folks do; so I'm generally pretty happy with my experience. I'd say new management is much more professional and responsive to any concerns, though. And Ben O., one of the maintenance people, is a really helpful and kind person. I'd give him a raise in his salary, if I could.

Not worth it

The building is fine but the office doesn’t care about helping you in any way. Nothing is taken seriously
