The Legends of Champlin participates in an affordable housing program. IMPORTANT: One household member must be at least 55 years of age, and all other members at least 40 years of age. Household income & student status limitations apply.  The property has a minimum household income requirement of 2 times the monthly rent amount to qualify.

The household income is based on GROSS annual income (before any deductions) earned from all sources including; wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc.
Third party verification will be required of all income and copies of tax returns and pay stubs may be required.
Total household income must be UNDER the following limits based on household size: - 1 Occupant: $52,200 - 2 Occupants: $59,640 - 3 Occupants: $67,080 - 4 Occupants: $74,520 - 5 Occupants: $80,520 - 6 Occupants: $86,460 NOTE: Immediate move-in date selection is subject to the application approval process.

I HAVE BEEN HERE FOR FIVE YEARS AND HAVE ENJOYED IT VERY MUCH. i HAVE MET WONDERFUL FRIENDS AND ALSO THE STAFF HAS BEEN EXTRAORDINARY AND FRIENDLY TOO. THE EXTERIOR NOISE THAT IS DISTRACTING AND ANNOYING CANNOT BE HELPED (LAWN MOWERS, TRUCKS, BUSES, MOTORCYCLES, ETC) AND IN SPITE OF IT, I WOULDN'T TRADE MY APARTMENT FOR ANYTHING, I LOVE IT!

overall living experience

I have lived here almost five years. It is a lovely experience and the building is well kept. The staff are pleasant as is the maintenance staff. The only thing that is annoying is outside noise such as lawn mowers and buses and trucks that go by my apartment. But that cannot be changed. I enjoy my deck and take part in many of the potlucks and other things that are presented.

Very unfriendly manager. When things need fixed it will take weeks if not months, and even then you may have to hire someone else and put out of your own pocket

overall living experience

i have lived here 4 years and have enjoyed the experience. The staff is always pleasant and quick to respond to phone calls or other questions. The building is clean and well taken care of. The amenities are great. However the few concerns I have are as follows: The external noise from machinery and loud motorcycles, trucks buses are hard to handle at times. The annual rent increases are difficult to absorb into our set incomes and cause anxiety and in some cases fear that one has to move. and finally, I wish the Great Room would have been larger as when we have pot lucks and other get togethers there doesn't seem to be enough room or chairs, etc.
