I’ve lived here for a couple of years and over all the experience good. The office and maintenance staff have been very nice/pleasant, and professional. The property is very well maintained. There have been a few issues utilizing the pool on occasion due to unforeseen incidences, this past summer was only able to utilize it two weeks at the beginning of the season. Total bummer as one of the things I look forward to in the spring. Neighbors in and out of the building have been pleasant./quiet/friendly. After first year here monthly rent increased by 19%. Second year by almost 15%, current renewal is at 9 percent. Told this was due to “market value”. My unit is 1 bedroom “classic”, older carpeting, appliances, bathroom/kitchen flooring. Upgraded units are a couple hundred dollars more (minimum) for hardwood flooring throughout, newer appliances. Sometimes I think there is miscommunication between Office management and maintenance. Location is close to many stores. All in all I would rate my experiences here 7 out of 10.

I have been here for about 3 weeks so far. My first time renting an apartment, so a lot of things to make sure I have organized. The maintenance team is extremely nice and proactive in their response times. Property management has also been nice. A better explanation of each of the different apps that the property uses for payments would be helpful (timelines, functions, etc.) would go a long way. some details are listed in the lease already and understandably, but further details would be appreciated. Being close to the interstate, you get the noise from the cars all the time. Sometimes there's an obnoxious driver, but it mostly blends into the background.

I have lived at Orion Elk Grove for 8 years come August 2024 when it was still Burton Grove. I do love it here due to the location and loved it due to the neighbors I had. I love the fact they added a gym and an area for dogs to play. I like the space we have in the two bedroom, but not the fact that other than the kitchen and bathrooms, it is wall to wall carpet. I wish they would give the option of changing the flooring. I do like they are trying to make the grounds look pleasant for people, but think they should also focus on trying to fix both the outside and inside of the buildings as well and not just the grass areas. I feel like since we do have thin walls and floors, they need to enforce the noise issues when they have tenants informing them of people having more than the allowed people in each unit (5 for a 2 bedroom, when I've seen up to 8 in the one above us), that make noise including pounding and moving furnituer past 10 pm throughout the unit. Which causes others to call the police. Something I have had to do in the past and informed the office of. Other than that, I love the managers here since Orion has taken over. They do try to make the tenants happy within reason. The property is animal friendly which is something I love since I have a dog whom has made friends with a few people.
